Manager, Community Operations
The Manager, Community Operations is responsible for the day-to-day management and direction of Cotino™, A Storyliving by Disney™ Community. This includes any Non-Residential and Residential Associations, security and gatehouse operations, maintenance services, and the aesthetic aspects of the Community. This person will also oversee janitorial services, landscaping, and the maintenance of roadways and retention basins, and will be directly responsible for a team of 8.
This person will report directly to the General Manager, Storyliving by Disney™ and will be based in Rancho Mirage, CA.
You will:
- Run the day-to-day business operations of all community Associations: project, commercial and homeowners, and handle the file records of all Association activities.
- Handle all third-party vendor contracts and billing, ensuring timely payment of services.
- Procure, apply and maintain appropriate insurance coverage.
- Develop and own new resident welcome orientation, including collateral and access control device distribution.
- Establish relationships with local municipalities and utilities (i.e., City, policy, Fire, EMS).
- Make recommendations to the Board to award contracts for the provision of services, adoption of general management and/or staffing plans, programs; operating standards; or any other matter concerning the management or operation of the Association.
- Develop schedules and procure bids while coordinating with contractors on all vital repairs and corrective work.
- Partner with Walt Disney Imagineering, internal partners, third party vendors and contractors on construction and items that affect the community and its residents.
- Communicate any issues within the community in a timely manner that could affect residents and/ or Cotino operations.
- Negotiate and enter into contracts with vendors or service providers in accordance with the Management Agreement and approved budget, and ensure they adhere to Disney and community standards.
- Ensure day to day cleanliness and maintenance of the Community, ensuring Disney aesthetic quality.
- Lead all aspects of Cotino Community security operations. Verify post orders and service standards are being delivered by third-party operator in conjunction with the Disney Operations Team.
- Meet regularly with Disney Operations and development team to make sure all community open items are addressed and communicated in a timely manner.
- Enforce the Association’s Declaration of Covenants, Conditions, and Restrictions.
- Coordinate with outside consultants on California regulatory requirements, covenant requirements and responsibilities, audit and tax requirements, collections, enforcement topics, policy changes, financial budgeting and other critical operational matters.
- Conduct an annual policy and review of operational practices, conformance to covenants and California statutes.
- Recruit, select, and retain staff for the Association.
- Lead contracted custodial, landscaping, and engineering teams and security gatehouse staff.
- Manage the training and education programs, along with the scheduling, of contracted personnel.
- Tend to resident complaints and problems as they relate to the Association.
- Prepare the annual budget, monthly variance reports to be reviewed by the Board and approves bills for payment.
- Notify Association members of annual assessments as determined by the Board of Directors and takes necessary action for collection of such assessments and other fees as directed by the Board.
- Prepare meeting agenda, materials and facilities for Board meetings, and serve notice of meetings as required by state law.
- Advise and regularly report on all matters concerning the Association to the Board, record the meeting proceedings and prepare/forward correspondence.
- Provide prompt follow ups, updates, and resolutions on community items to Board of Director members.
You will have:
- Minimum of 5 years of proven experience in a residential community/ HOA operations leadership role.
- Ability to obtain a State of California Community Association Manager professional license within 60 days of hire.
- Exhibited software proficiency within a Windows environment, specifically Microsoft Outlook, Microsoft Excel, and web-based applications.
- Demonstrated strong organizational skills with attention to detail and ability to prioritize multiple shifting priorities.
- Business acumen and pertinent budget management skills.
- Confirmed problem-solving and conflict resolution skills.
- Ability to influence others through effective verbal and written communication expertise and leading with an executive presence.
- Ability to improve processes and create outstanding service delivery through a personalized, proactive, anticipatory approach that results in new efficiencies.
Preferred qualifications:
- Certified Manager of Community Associations (CMCA) accreditation or Certified Community Association Manager (CCAM), Professional Community Association Manager (PCAM) or similar designation.
- At least 2 years of experience working with VIP clientele.
- Conversational foreign language skills, preferably Spanish.

The hiring range for this position in location is $102,000.00-$136,700.00 per year. The base pay
actually offered will take into account internal equity and also may vary depending on the
candidate’s geographic region, job-related knowledge, skills, and experience among other
factors. A bonus and/or long-term incentive units may be provided as part of the compensation
package, in addition to the full range of medical, financial, and/or other benefits, dependent on
the level and position offered
