Education and Experience Requirements
Bachelor's Degree in related field required or equivalent combination of education and experience sufficient to successfully perform the essential functions of the job. 10 years experience in real estate development, asset management, facilities management and/or strategic planning.
Position Purpose:Provide support to the Director, Real Estate in all aspects of the real estate needs of the company worldwide. Develop, plan, organize, and manage resources to meet assigned facilities master plan and sustaining CapEx program cost and schedule milestones. Support Director in leasing activities, as required.
Job Description
Principle Duties and Responsibilities:Essential Functions:
- Advise in the development of Company's long-range real estate facility and occupancy requirements, associated business plan(s) and support the implementation of approved real estate activities, including but not limited to lease transactions, ground up building development and major renovation projects.
Advise in the structuring of real estate development projects, including property acquisition, entitlements, and due diligence, consultant and contractor procurement and implementation strategy.
Lead diverse, multi-functional teams in the design and construction of real estate projects including but not limited to internal Company teams, third party project managers, architects, engineers, material testing agencies, general contractors and suppliers.
Manage interactions with governmental agencies, utilities and other third parties required. to implement the Company's real estate requirements.
Supervise the implementation of the design, development and construction of new and major renovation projects and document status on a predetermined periodic basis.
Ensures programs, facility projects and lease activities achieve objectives, schedule and performance miletones .
Effectively manages budgets to achieve cost targets and/or desired savings.
Manage/administer program configuration control activities. .
Manages evaluation, selection, and implementation of contracts for all projects and strategy.
Monitors and coordinates preparation of proposals, cost estimates and negotiation of contract terms and conditions .
Communicates the overall facilities master plan to all departments and staff levels of Gulfstream Implements development plans that will meet all the criteria of senior management most efficiently with cost, schedule, and quality.
Anticipate future development/construction and seek ways to increase the overall performance of the development teams.
Manage the overall change order process. Continuously track changes that could affect the master plan and anticipate changes.
Manage the payment process, ensuring that the invoices for the projects are paid and reported to management as defined.
Manage the Owners Representative consultant by ensuring that the tasks performed are the most effective and benefit the project managers' effectiveness.
Work with real estate financial analyst, finance and accounting to ensure that estimates are provided for cash flow models.
Perform other duties as assigned.
Other Requirements:
- Requires a detailed understanding and knowledge of Program/Project Management processes and procedures.
Ability to effectively use MicroSoft programs including, but not limited to, Word, Excel, PowerPoint and Project.
Strong project management and personnel management skills.
Ability to motivate and lead multi-disciplinary project management, design and construction teams. Strong negotiation, budget and schedule management and reporting skills.
