Description:
Position: Property Manager
Status: Full-Time/Hourly-Non-Exempt
Location: 2252 N. Broadway
Moore, Oklahoma 73160 and various locations (indoor and outdoor)
Hours: Monday-Friday 8am to 5pm (varies)
General Purpose: Achieve and maintain 100% occupancy of residential properties and insures on time collection of rents.
Supervision Received: Works under the direct supervision of the Senior Accounting Manager.
Supervision Exercised: None.
Essential Duties and Responsibilities:
- Assure signage is posted at rental properties
- Process background/credit checks and review lease applications
- Show properties to potential leases
- Manage property advertisements, including print, online, fliers, mailers, billboards, etc.
- Manage rental website for available properties
- Execute leases and lease renewals with tenants
- Track rental property vacancies and fill as quickly as possible
- Properly assess late fees
- Post late notices, file evictions, and attend court as necessary
- Take calls for maintenance and schedule repairs to be completed
- Follow up on repairs and approve appropriate invoices
- Send renewal notices 2 months before renewal and follow up to insure signature was achie3ved or status changed to month to month
- Recommend business processes improvement ideas/solutions to supervisor
- Provide customer service in a respectful manner to both internal and external customers
- Perform general clerical duties
- All other duties as assigned
Requirements:
Minimum Qualifications:
- 2+ years' experience in property management, leasing or similar role
- Associates degree or higher education (any discipline will be considered)
- Must have a valid driver's license
- Must have reliable transportation
Knowledge, Skills, and Ability

- Ability to read construction documents and specification manuals
- Ability to interpret and apply state law, local policy and administrative procedures

Work Environment: Exposure to outdoor work sites; dirt, dust, fumes, heat, cold, noise, odors, wetness, humidity, and darkness. Some bending, stooping, climbing, reaching, crawling, lifting, carrying, and walking. Subject to driving to various locations in varying weather conditions. Walking on uneven surfaces in varying weather conditions.
Physical Demands: Occasionally required to sit and use their fingers to handle for feel. Occasionally required to stand, walk, reach with arms and hands and to stoop or kneel. Must be able to carry equipment in excess of over 30 lbs. Reasonable Accommodations may be mad to enable individuals with disabilities to perform the essential functions of the job.
