Job Summary:
The Property Accountant manages financial transactions, reporting, and analysis related to the company's storage facility properties. This role involves maintaining accurate financial records, analyzing financial data, preparing reports, and ensuring compliance with accounting principles and industry regulations.
Responsibilities:
- Maintain accurate and up-to-date financial records for multiple storage facility properties.
- Prepare and review financial statements, including income statements, balance sheets, and cashflow statements.
- Prepare and post necessary journal entries.
- Generate monthly, quarterly, and annual financial reports for management and reporting packages.
- Perform detailed review of monthly location financials based on actual compared to budget
- Assist in the development of annual budgets for each storage facility property.
- Monitor actual financial performance against budgeted figures and provide variance analysis.
- Contribute to the preparation of financial forecasts and projections.
- Reconcile general ledger accounts and other financial records regularly.
- Investigate and resolve discrepancies or issues identified during reconciliations.
- Ensure adherence to accounting principles, policies, and procedures.
- Assist with financial audits by providing documentation and explanations to auditors.
- Collaborate with internal and external auditors to ensure a smooth audit process.
- Analyze financial data to identify trends, opportunities, and areas for improvement.
- Provide insightful financial analysis and recommendations to support business decisions.
- Utilize accounting software and systems to record, track, and analyze financial transactions.
- Ensure data integrity and accuracy within financial software platforms.
Qualifications:
- Bachelors degree in accounting, Finance, or a related field
- Proven experience (2-5 years) in property accounting or related roles, preferably within the storage facility industry or real estate sector.
- Strong knowledge of generally accepted accounting principles (GAAP) and industry-specific regulations.
- Proficiency in using accounting software and Microsoft Office Suite, particularly Excel, for financial analysis.
- Excellent analytical skills with attention to detail and accuracy.
- Practical communication skills, both written and verbal.
- Ability to work independently, manage priorities, and meet deadlines in a dynamic environment.
- Experience with property management software or ERP systems is advantageous
