Position DescriptionThe Preconstruction Project Manager is responsible for leading preconstruction efforts, including project development and project specific pursuits for the Company. This position will work collaboratively with the Preconstruction Department team to carry those projects through the pursuit phase, proposal phase, and preconstruction phase, to deliver shovel ready projects that are carefully planned for an on-time delivery and within budget.
Key Functions
- Project Development: Research, build, and develop a strategic ‘alternative delivery’ projects pursuit list, negotiated work list that is in alignment with RCC’s key market pillars. Develop a Client Relations Management (CRM) system that can be implemented companywide with repeat clients.
- Relationships and Partnerships: Develop, foster, and administer strategic relationship initiatives with Clients, Design Partners, Subcontracting Partners, and Vendors that align with the types of projects in RCC’s key market pillars.
- Pursuits, Proposals, and Project Interviews: Manage and lead all aspects of the Pursuit Phase driven by the Project Development Pipeline. Management and leadership efforts to generate Project Proposals and Project Interviews, including leading team interview practice sessions and participating at Project Interviews.
- Preconstruction Project Lead: Manage and lead all aspects of the project preconstruction process to deliver shovel ready projects that are carefully planned for an on-time delivery and within budget. Work collaboratively with the estimating department to complete all milestone budgeting efforts, and the project team (PM & Superintendent) to develop the master project schedules. Work collaboratively with the design teams (internal or external) to ensure design deliverables are achieved. Prepare all bid package documents, bidder solicitation lists, Division 0 Procurement Manuals, and lead all bid package competitive bid processes.
Position Requirements- 5+ years’ experience
- 4-year degree preferred
- Construction Management, Engineering, Architecture, or Similar Field is ideal
- Strong organization skills, good time management, professionalism, and ability to work well with others. Sense of selflessness / humility / enterprise first mentality, emotional and social intelligence.
