Summary
The Director oversees maintenance/housekeeping department for Five-Star tennis facility. This is a hands-on, managerial position that requires experience with commercial facility maintenance, housekeeping, mechanical systems, and construction, with tennis court maintenance a priority. The Director hires, trains and supervises the maintenance and housekeeping team (two to four hourly staff members, develops and maintains relationships with numerous outside services providers, and sets and adheres to budget guidelines, in coordination with the site's General Manager.
Responsibilities
- Maintain all aspects of the facility, including tennis courts, at the highest "membership club" standards
- Develop and implement standard operating procedures for all maintenance and housekeeping routines and processes, to be executed by staff
- Coordinate and implement ongoing preventative and emergency maintenance of equipment and mechanical systems, in-house and using outside services, to ensure that such systems are operating at peak capacity at all times
- Daily communication with the site GM on maintenance/housekeeping department issues, initiatives, and priorities
- Establish and track maintenance and housekeeping department budget in conjunction with the site GM and Director of Tennis.
- Negotiate with outside service-providers and vendors related to maintenance/housekeeping products and services, including facility repairs and equipment replacement
- Interview, hire, train (initially and on an ongoing basis), and supervise maintenance and housekeeping team
- Supervise and quality-check the work of maintenance/housekeeping staff, and provide constructive feedback and correction when needed
- Ensure that maintenance/housekeeping department is properly staffed at all times
- Determine staff schedules and work assignments based upon specific skills of personnel and business demand
- Create and maintain a safe, clean and secure work environment for staff, and uphold OSHA and other safety standards
- Plan ahead and problem solve; have the critical thinking and planning capacity to Identify maintenance and housekeeping issues and initiatives, to prioritize, and to execute action plans that address such issues and initiatives routinely, quickly and efficiently
Required Qualifications:
- Four (4) years' experience in facilities management, construction or related field
- Experience maintaining "five-star" facilities (hotels, resorts, clubs, office buildings), with demonstrated capacity for meticulous attention to detail; soft surface tennis court maintenance experience, and experience with air-structures a plus (will train if no experience)
- Experience hiring, training and supervising staff of four or more
- Intermediate to advanced knowledge of machinery, equipment and tools, including their design, use, repair and maintenance
- Demonstrated knowledge of carpentry, painting, electrical, plumbing and general construction
- Experience negotiating with vendors, sub-contractors and service providers
- Valid NYS Driver's License
Work Context/Activities
- In addition to the responsibilities and qualifications set forth above, this position requires strenuous physical activity, including but not limited to:
- Lifting (up to 50 lbs), carrying, balancing, walking, stooping, bending, stretching, twisting and reaching using entire body and a
- Use of both fine and gross motor skills
- Use of abdominal and lower back muscles, continuously over time, without fatigue
- Sit and to stand for long periods of time
COMPENSATION: $25 - $29 per hour
SCHEDULE: Monday through Friday with weekend availability
