Role Summary
Apply maintenance skills and customer service skills to ensure overall maintenance of the property and all physical aspects of the property meet all applicable laws as well as the company's established standards. Troubleshoot and repair all aspects of the property and its apartments; plumbing, electrical, heating/cooling, carpentry, appliances, painting and drywall. Work may be performed under the direction of the Maintenance Engineer or Property Manager. This position operates within and contributes to an environment with Fair Housing laws
Essential Functions
- Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.
- Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
- Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.
- Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
- Prepare for inspections under the direction of the Maintenance Engineer or Property Manager.
- Schedule outside contractors for projects, if necessary, under the direction of the Maintenance Engineer or Property Manager.
- Clean and supply designated building areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning etc) as needed.
- Schedule and execute annual inspections needed on the property as needed, including but not limited to fire extinguishers, life safety systems, elevator, and any other annual inspections required by the city or state.
- Attend staff meetings and complete virtual trainings as required or requested.
- Other responsibilities as assigned by Maintenance Engineer or Property Manager
Competencies
- HVAC certification/experience required.
- Excellent written and verbal communication skills.
- Experience with Microsoft Office products.
- Excellent time management and problem-solving skills
Supervisory Responsibility
This position has no supervisory responsibility.
Physical demands
Walking, standing, sitting, crouching, crawling and climbing are necessary throughout the day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights up to 100 pounds. It is essential to be safety conscious as there is exposure to moving mechanical parts, fumes/airborne particles and risk of electrical shock.
Position type and expected hours of work.
This position is non-exempt and is eligible for overtime. The scheduled hours for each shift will be 8 hours. Some flexibility in hours is allowed.
Travel
Minimal travel is expected for this position.
Requirements:
Required education and experience
- Ability to read and write English, follow verbal instructions, and use simple math.
- High School diploma or equivalent
- HVAC certification preferred, HVAC experience required
- Strong personal skills to interact with tenants.
- At least 1 year of residential Maintenance experience
- Valid driver's license
