Title: Marketing and Communications Director
Schedule: Full Time, this position may involve travel to client sites and regional offices located in Las Vegas, San Antonio, and Southern California 2-4 days a month.
Summary:
Seeking a dynamic and results-driven Director of Marketing and Communications to lead our marketing and call center teams and enhance our brand presence. Specializing in working-class multifamily properties in Southern California, Nevada, and Texas, we need a visionary leader to drive our comprehensive marketing strategy.
In this role, you will oversee all aspects of marketing and communication, from lead generation to resident retention. You’ll also manage our call center, which handles leasing calls, escalated resident complaints, and after-hour inquiries. Additionally, you’ll coordinate with field marketing specialists in each of our geographic regions. Your expertise will be pivotal in achieving our occupancy goals, boosting resident satisfaction, and solidifying our reputation as a premier property management company.
Key Responsibilities:
1. Develop and execute a comprehensive marketing strategy aligned with company goals.
2. Oversee the in-house call center, ensuring efficient lead capture and nurturing resident needs.
3. Manage and mentor a high-performing marketing team across various geographic regions and media (PR, social media, website, etc.).
4. Lead the creation, implementation, execution, and vendor contract negotiations, of engaging campaigns across multiple channels:
5. PR initiatives (press releases, media relations)
6. Signage and advertising (both online and offline)
7. Drip email campaigns (lead nurturing, resident communication)
8. Social media strategy (content creation, community engagement)
9. Website content optimization (SEO, UX)
10. Onsite marketing materials (brochures, signage)
11. Design and execute outreach campaigns to attract new residents.
12. Develop and implement resident retention programs to foster loyalty and minimize turnover.
13. Establish relationships with apartment organizations and industry partners.
14. Design and implement comprehensive market research plans, ensuring data collection methodologies are robust and aligned with strategic objectives.
15. Utilize data analytics to measure campaign effectiveness and ROI.
16. Prepare comprehensive reports on marketing performance and insights.
17. Develop and manage the annual marketing budget.
18. Track expenses and ensure cost-effective resource allocation.
19. Plan and execute engaging resident events, leasing events, and community gatherings.
20. Represent the company at industry conferences and networking events.
Qualifications:
1. Bachelor’s degree in Marketing, Communications, or a related field.
2. 10+ years of marketing experience, with 5 years in a management role.
3. Demonstrated experience in multifamily.
4. Proven track record of leading successful marketing campaigns across various channels.
5. Experience managing a call center or customer service team is a plus.
6. Exceptional leadership, communication, and interpersonal skills.
7. Strong analytical and problem-solving abilities.
8. Proficiency in marketing automation tools and CRM software.
9. Deep understanding of digital marketing best practices.
10. Excellent project management and organizational skills.
Compensation: $130,000 – $160,000, plus benefits.
