As a Forward Planning Manager working for Taylor Morrison you will be responsible for managing and determining the utility and execution of a Planned Acquisition, Due Diligence and Risk Assessment, Entitlement of a property including obtaining zoning and all regulatory approvals, Submittals and approvals of construction plans, and the implementation of a successful transition plan to the land development department (including the budget, schedule, cashflow, risk assessment, and a strategy for execution) to achieve the Division’s business plan goals.
We trust that as a Forward Planning Manager you will: (responsibilities)
Conduct on-site evaluations with the ability to efficiently determine the potential for special development situations, critical path conditions, and fatal flaws impacting the project delivery.
Conduct due diligence investigations including the physical and financial feasibility of a planned community.
Be aware and knowledgeable in all related land use requirements, zoning classifications/stipulations, and all municipal and regulatory requirements needed to implement the project.
Facilitate and coordinate legal reviews of all agreements, entitlements, preliminary and final plats and stipulations, ALTA/title reports and encumbrances, title objection letters, and to ensure legal access and adequate services exist to support the project.
Prepare comprehensive hard and soft cost budgets based on the best available information, construction documents, bids, engineer’s estimates, reimbursements, and professional judgement to support underwriting.
Prepare comprehensive entitlement and development schedules based on the best available information, construction documents, site conditions and logistics, bids, engineer’s estimates, and professional judgement to support underwriting.
Manage the forward planning efforts and the development phasing of the project to expedite Model Home and Production Home starts, maximize future development flexibility, facilitate an adequate trade base, and support the Division’s return on investment (ROI).
Coordinate, research, and organize market data to assist in determining the projected financial performance and results of a planned community and define the most appropriate home product line ups, specification levels, pricing, segmentation, and sales paces to support underwriting and maximize the Division’s (ROI).
Utilize effective communication skills to actively participate and positively influence desired results, including public participation and hearings.
Exhibit flexibility and willingness to perform other duties as assigned.

About you:
Bachelor's degree (B. A.) from four-year college or university; or six to eight years related experience and/or training; or equivalent combination of education and experience.

Physical Demands:
Must be able to able to remain in a stationary position up to 50% of the time.
The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
