Duties
- Review and reconcile property income and expenses and bring any discrepancies, problems, or questions to the Regional Property Manager’s attention.
- Work with Regional Property Managers to ensure property operating accounts are maintained at a positive level.
- Work with Regional Property Managers to set up and control systems to stabilize cash situations for financially troubled properties.
- Monitor activity for negative cash properties, including the preparation of negative cash reports, interest charges and journal entries.
- Monitor expenses to ensure compatibility with budgeted amounts. Bring any discrepancies or questions to the Regional Property Manager’s attention.
- Coordinate the submission of audits to the appropriate Regulatory Agencies.
- Respond to audit letters received from the regulatory agencies.
- Assist in preparation of financial reports including monthly financials and any other special report requests from owners, managers, or outside agencies.
- Review financial reports to ensure report accuracy.
- Report distribution system to ensure proper and timely submission of reports.
- Review with Regional Property Managers status of escrow accounts, property taxes and insurance premiums.
- Monitor property investments (i.e. security deposits, surplus cash, utility escrows, reserves) and communicate with Regional Property Managers with requirements and needs of those accounts.
- Coordinate funding of escrows and reserves.
- Supervise and ensure proper banking procedures and maintain an ongoing relationship with Banking Institutions.
- Ensure that the necessary controls and audit trials are accounted for through the various signature cards and balances.
- Assist with Compilation and preparation of reserve reimbursement requests

Internal Contacts: President, Senior Asset Manager, Senior Property Accountant, AP Manager, Regional Property Manager and Administrative/AP Specialist
Knowledge/Skills: Excel; Word, Organizational Skills and Office Etiquette/Procedures.
Minimum education requirement: Associates Degree in Accounting or 5 years relevant work experience.
