We are seeking a Portfolio Director in the multi-family real estate sector to manage a diverse portfolio of properties, overseeing all aspects of their performance and driving financial growth. This position is responsible for developing and executing strategic asset management plans, ensuring smooth operations, and maximizing profitability.
Candidate must live in Florida or be willing to relocate to Florida.
Responsibilities:
- Portfolio Management:
- Develop and implement asset management strategies to enhance property value and financial performance.
- Manage and optimize a portfolio of multi-family properties, including budgeting, reporting, marketing, and leasing.
- Oversee property operations, including maintenance, resident relations, and compliance with regulations.
- Analyze performance data and identify areas for improvement, taking corrective action as needed.
- Ensure properties achieve budgeted NOI and cash flow targets.
- Conduct annual property inspections and prepare comprehensive reports.
- Investment Strategy:
- Assess project and partnership risk factors related to compliance and loan documents.
- Calculate annual tax credits and first year credit delivery.
- Manage the disbursement of equity for the assigned portfolio.
- Stay informed of market and industry trends to identify investment opportunities.
- Team Leadership:
- Provide guidance and support to property management staff.
- Oversee and manage the development of staff across leasing, cash collection, service, turns, and construction.
- Foster a positive and collaborative work environment.
- Reporting and Analysis:
- Prepare regular reports for senior management on portfolio performance and key metrics.
- Analyze financial data and identify trends to inform strategic decision-making.
- Develop data-driven solutions for profit optimization and business strategy changes.
- Compliance:
- Ensure all properties comply with local, state, and federal regulations.
- Implement and maintain effective risk management practices.
Qualifications:
- Bachelor's degree (or equivalent in 10 + years' experience)
- Minimum of 5-10 years of experience in multi-family property management or a related field.
- Proven track record of success in increasing property value and profitability.
- Strong analytical and financial modeling skills.
- Excellent communication, interpersonal, and leadership skills.
- Proficient in real estate software and property management systems.
- Strong understanding of fair housing laws and regulations.
- Knowledge of Yardi
