Salary range: $130K - $140K
Visa: USC, GC, and GC EAD.

Job Description: The Project Manager is responsible for the overall management, coordination, performance, and financial success of each assigned Project from inception through completion. This role involves ensuring adherence to budget, schedule, quality control, safety standards, and overseeing all contractual obligations to achieve client satisfaction. The Project Manager will collaborate closely with the Superintendent, team members, and stakeholders, demonstrating effective communication and leadership to achieve project goals. This position offers significant opportunities for career growth within our organization. Gulf Building seeks a Project Manager with proven experience in commercial construction projects.
Essential Duties and Responsibilities: The following responsibilities are indicative and not exhaustive:
- Manage commercial construction projects as the primary point of contact and ensure seamless coordination among subcontractors, Superintendent, and other project stakeholders.
- Directly report to the Vice President of Construction or designated Project Executive.
- Act as the key liaison between the company and Owners, Stakeholders, and Project Consultants.
- Oversee all financial aspects of projects, including budgeting, forecasting, and financial reporting.
- Foster a collaborative team environment among project members to enhance productivity and project success.
- Participate actively in the Preconstruction Phase, contributing to bid package preparation, proposal development, and bid evaluation.
- Review and comprehend the Owner's Contract, maintaining accurate project logs and ensuring compliance with contractual obligations.
- Develop and maintain project schedules in collaboration with the Superintendent, ensuring timely updates and adherence to baseline approvals through project completion.
- Assist in subcontractor selection, negotiation, and the awarding of Subcontracts and Purchase Orders.
- Prepare detailed Subcontractor Agreements and Purchase Orders, outlining comprehensive scopes of work.
- Ensure timely execution of Subcontractor Bonds, Insurance, and Agreements before project commencement.
- Develop and manage the initial Owner Pay Application Package for approval and maintain accurate financial records throughout the project lifecycle.
- Manage Subcontractor Requisitions, including lien releases and project payroll.
- Track, issue, and manage all Owner and Contract Notices to ensure compliance with project contracts.
- Coordinate with the Superintendent in meetings with Authorities Having Jurisdiction and external agencies for permit applications and compliance.
- Demonstrate expertise in construction practices, procedures, and standards.
- Resolve drawing interpretation issues, conflicts, and errors swiftly and effectively.
- Prepare and review field design change requisitions and "as-built" drawings as required.
- Document and distribute all necessary project documentation, including status reports, punch lists, sketches, and material requirement calculations.
- Verify completed work for compliance with applicable codes, drawings, and specifications.
- Chair meetings with Owners, clients, or A/E representatives to coordinate design and construction efforts and monitor project progress.
- Demonstrate comprehensive knowledge of construction equipment, techniques, drawings, specifications, and building materials.
- Participate in job walks, document findings, and prepare tracking reports.
- Administer the company's quality control plan, document issues with weekly photos and reports, and propose effective solutions.
- Generate queries and reports using Prolog software to facilitate project management processes.
- Review subcontractor compliance with QA/QC procedures and coordinate corrective actions as needed.
- Administer the company safety program, participate in safety inspections, and ensure full compliance with OSHA regulations.
- Review all shop drawings and submittals to ensure compliance with project plans and specifications.
- Attend meetings and accurately transcribe detailed meeting minutes.
- Demonstrate proficiency in construction scheduling, logistics, and sequencing to effectively manage project timelines.
- Administer the Project Change Order (PCO) process, identifying and managing potential change orders.
- Manage the Owner Change Order Process, including Notice Provisions, RCO Submission, negotiations, and integration of changes.
- Ensure efficient Project Close-out from Punch list management through Warranties, ensuring timely completion in line with contract requirements.
- Manage Subcontractor close-out procedures and oversee the collection of Final Payments.
Computer Equipment and Software:
- Proficiency in Windows Office Systems, particularly Excel, Word, and Outlook.
- Proficiency in Prolog, ProCore, Primavera, or similar project management software.
- Knowledge of blueprint reading is essential.
- Working knowledge of AutoCad and 3-D modeling is desirable.
Education and Experience:
- Education: Bachelor's degree in Engineering, Construction Management, or related field required. Equivalent combination of education and work experience may be considered.
- Experience: Minimum of four (4) years of project management experience in commercial construction.
