SUMMARY:
The Operations Manager – Parking Lot Services will lead our parking lot sweeping/vacuuming, parking lot maintenance teams in all phases of parking lot services. The Operations Manager – Parking Lot Services oversees all aspects of parking lot sweeping and asphalt maintenance operations. This role involves managing personnel, scheduling services, ensuring quality control, and maintaining client relationships. Additional responsibilities include overseeing projects, managing teams, coordinating with our Principal/Owner, and ensuring high-quality results that meet or exceed customer expectations.
COMPENSATION AND BENEFITS:
- $75,000 - $85,000 Annual Salary Range DOE

JOB DUTIES AND FUNCTIONS:
Staff Management:
- Recruit, lead, train, supervise, and evaluate parking lot sweeping and asphalt maintenance crews.
- Schedule and assign tasks to ensure efficient use of resources and timely completion of projects.
- Provide ongoing training and development opportunities to enhance employee skills and performance.

Operations & Business Division Management:
- Collaborate with Principal/Owner and Director of Business Development to understand overall department revenue and net profit objectives, customers, staffing requirements, project requirements, preferences, and goals.
- Develop and implement operational plans and procedures for parking lot sweeping and asphalt maintenance activities.
- Coordinate with clients to schedule services, assess project requirements, and address any concerns or special requests.
- Conduct site inspections and quality checks to ensure work meets company standards and client expectations.

Check properties before and after crews for cleanliness, damage to buildings or parking lot. i.e.: graffiti, broken curbs, fencing, lighting, etc. and report any issues to property managers/owners.

Client Relations:
- Build and maintain strong relationships with clients, property managers, and other stakeholders.

- Coordinate equipment rentals or purchases as needed to support project requirements.
Safety and Compliance:
- Implement safety protocols and procedures to ensure a safe working environment for employees and subcontractors.
- Ensure compliance with all relevant regulations, permits, and environmental standards for parking lot sweeping and asphalt operations.
- Conduct regular safety training and inspections to identify and mitigate potential hazards.
- Constantly promote and encourage adherence to company policies and safety practices.
QUALIFICATIONS:
- Bachelor's degree in Business Administration, Civil Engineering, Construction Management, or related field preferred.
- Proven experience in parking lot sweeping, asphalt maintenance, or related field.
- Strong leadership and management skills with the ability to motivate and inspire teams.
- Excellent communication and interpersonal skills, with the ability to interact effectively with clients and employees.
- Knowledge of parking lot sweeping equipment, asphalt materials, and industry best practices.
- Familiarity with safety regulations, environmental standards, and permit requirements for construction and maintenance activities.
- Strong understanding of parking lot maintenance including asphalt, sealcoating, pavement markings, crack filling, etc.
- Proficiency in project management, budgeting, and scheduling software/tools.
- Ability to manage multiple projects simultaneously and prioritize tasks.
