This position can be located in Minneapolis, Dallas, Indianapolis, D.C. or SE region of the US, with responsibility for projects primarily in the mid-Atlantic and Southeast regions of the US. The concentration requires heavy industrial experience primarily in warehousing, logistics, distribution, and manufacturing. Will need 8+ years' experience with ground-up projects.
Job Description:
The Vice President, Project Management (PM) works with the development team to source and manage general contractors. The PM prepares scopes of work and contracts for execution. He or she will manage the design team and general contractor to maximize efficiencies throughout the design. The PM will manage all aspects associated with the construction administration of several construction projects at any given time.
Main Responsibilities:
- Prepare construction cost estimates;
- Manage design efforts, including civil, architectural, structural and MEP;
- Assist in acquiring permits from local governments;
- Qualify, hire, coordinate and manage general contractors;
- Conduct pre-construction conferences;
- Monitor and report on contractors' schedules for duration;
- Track and monitor construction issues;
- Review, verify, process, and recommend approval for contractor progress payment applications;
- Conduct site meetings dealing with contractor work progress, schedule, coordination, record drawing and problem exposure and resolution;
- Resolve issues arising from the inspection process or from contract administration;
- Direct activities of project representatives and engineers on project site;
- Manage all aspects of construction management budget;
- Negotiate and resolve Change Order Requests and Requests for Information;
- Keep all parties of the contract informed of clarifications and interpretations required for proper execution of the contract;
- Complete other projects and special assignments as requested by supervisor.
Required Skills and Qualifications:
- Bachelor’s Degree in Construction Management, Civil Engineering or Building Construction Management with at least 8 years of experience in a construction management capacity;
- Must have experience in construction documents and preferably specific experience in the construction of distribution, manufacturing and warehouse facilities;
- Must have excellent communication skills and strong teamwork abilities;
- Must have solid management experience running small to large size projects;
- Must be able to communicate effectively with clients;
- Strong computer/technology skills a plus.
Required Travel:
- 2-4 trips per month with overnight stays or 2 days a week each week while running 5-6 projects mostly in the Mid-Atlantic and Southeast US but possibly in additional areas of the country.
