Position overview:
We are looking for an experienced and dynamic Project Manager to lead and oversee our construction projects from inception to completion for our Spokane division. In this role, you will be responsible for managing all aspects of project execution, including budgeting, scheduling, and resource allocation, while ensuring adherence to quality, safety, and regulatory standards. You will work closely with clients, subcontractors, and internal teams to drive project success and deliver exceptional results within agreed timelines and budgets. Your strategic leadership and problem-solving skills will be crucial in navigating project challenges, optimizing performance, and maintaining strong stakeholder relationships. The ideal candidate will possess a strong background in construction management, excellent communication skills, and a proven ability to manage complex projects efficiently.
Experience
· Bachelor’s degree in a relevant field (required)
· Minimum of 7 years of construction experience
· At least 5 years of experience in project management
Responsibilities
· Review contracts thoroughly, including scope, schedule, price, conditions, and exclusions.
· Gather and analyze all relevant information to define project scope, including subcontractor proposals, material quotes, and labor estimates.
· Collaborate with the Estimator to review and evaluate material quotes, considering project history, scope, schedule, and price to determine project awards.
· Provide cost estimates for value engineering or scope changes prior to contract award.
· Assess whether purchasing materials directly can expedite the schedule and reduce costs.
· Prepare and distribute Purchase Orders to vendors.
· Coordinate with suppliers to secure shipping dates and work with the field superintendent to arrange final shipping schedules.
· Develop a detailed Schedule of Values based on estimates.
· Review and manage documentation from the General Contractor, such as RFIs, ASIs, Shop Drawings, and CCDs, to assess any impacts on scope, schedule, or contract value.
· Upload current drawings and drawing logs to web-based program to ensure real-time access for superintendents.
· Notify the General Contractor of any schedule and cost impacts.
· Prepare and submit change requests and monthly billings.
· Negotiate cost issues in accordance with contract terms, balancing client relations with contract requirements.
· Monitor and review the budget versus actual costs on a monthly basis.
· Conduct a final budget review with the Superintendent upon contract completion.
· Foster and maintain positive relationships with suppliers, subcontractors, and clients.
· Facilitate effective communication among project stakeholders, including team members, clients, and vendors.
