Preconstruction Manager

Position Summary:
The Preconstruction Manager is responsible for the daily management, coordination and successful completion of the assigned project preconstruction efforts. This includes conceptual estimates at early stages of project design (SD, DD, 50% CD) as well as soliciting and obtaining subcontractor and supplier bids for projects nearing the construction phase.Additional responsibilities may include client meetings, design meetings, cost /benefits analysis and life-cycle analysis, preliminary project schedules and phasing/sequencing plans, etc.
Responsibilities:
Promote the growth and development of Client and Designer relationships. Present to clients and owners.
Represent the Company and project teams in a positive manner in all project meetings.
Able to meet deadlines on multiple projects under different stages of progress in a positive and productive manner.
Responsible for the preparation of preliminary, schematic, and design development conceptual estimates as well as final construction estimates, monitor design development cost trends in order to detect over-runs and potential problem areas. Participates in suggestion and evaluation of cost savings options throughout the project process.
Participation in the preparation of the preliminary construction schedule for estimating purposes, staffing requirements and logistics plan with Project Manager and Director of Construction Operations.
Responsible for the preparation of the General Conditions estimate and reviews with Project Manager and the assigned project executive.
Responsible for ensuring the accuracy and completeness of all estimates.
Maintain in current fashion all estimating records, studies, unit prices, etc.
Responsible for preparing clear, concise and efficient subcontractor/supplier bid packages.
Prepare owner contracts and exhibits for the President’s review, approval and execution.
Leads the efforts in evaluating and analyzing subcontractor proposals and in preparation of subcontracts in transition to Project Manager.
All other duties as assigned.
Skills/knowledge:
- A four-year college degree in engineering, construction management, building construction or similar is required and a minimum of six years of preconstruction and construction estimating experience.
- Proven proficiency in conceptual estimates and a Design-Build preconstruction philosophy is required.
- Knowledge of building construction, materials, systems, market conditions and trade practices.
- Demonstrate imaginative, innovative and succinct approach to a project.
- Excellent oral and written skills required.
- Excellent computer skills and familiarity with Microsoft office suite programs.
- Proficient in use of construction project scheduling software programs.
- St. Louis market knowledge is required. Previous experience performing work out of state is preferred.
- Previous supervisory experience managing and mentoring junior staff preferred.
- Experience with bid solicitation and quantity take off software.

Reporting Relationship: President
Supervisory Responsibility: This position manages project estimators and from time to time, project engineers. Project estimators will be a direct report to this position. Preconstruction Manager is responsible for leadership, performance management and participates in the hiring of the employees within its department.
Work Environment: This job requires approximately 85% office presence and 15% field jobsite presence potentially spread over several states.
Physical Demands: This position requires no minimum to lift, bend or stand. Safety must be top priority as this position operates in potentially hazardous conditions.
Position Type and Expected Hours of Work: This is a full-time position. Workdays are predominantly Monday-Friday and hours of work vary depending on project size, location, and work deadlines.
Travel: Travel is primarily locally during the business day, although some out of the area travel and overnight may be expected.
