Position Summary:
The Director of Operations is a crucial member of the corporate management team, based in Franklin, responsible for overseeing the compliance, IT, management, administration, and operations of multifamily properties within the company's portfolio.
This role involves coordinating and managing the implementation of business plans for each community, handling all aspects of the property's lifecycle to maximize asset value and efficiency.
The position focuses on the operations and management of a multifamily portfolio of residential units, including the implementation and management of software programs, human resources (hiring, onboarding, training, and team member success), and other processes and projects as assigned by the President/CEO.
Position Description:
- Conduct business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other relevant laws.
- Oversee the operations and asset management of multifamily property investments, including leasing, property operations, capital improvement plans, and related functions.
- Provide necessary intel, planning, organization, direction, coordination, and control to ensure the execution of strategies that support investment business plans, including software and system needs.
- In collaboration with the Regional Manager and President/CEO, manage the preparation of business plans, budgets, forecasts, performance reports, timelines, and management plans; monitor financial performance; analyze financial statements and make operating adjustments as needed; oversee leasing/marketing teams and coordinate marketing, leasing, and sales initiatives; assess hiring needs, onboarding, training, and conduct exit interviews as needed; develop, recommend, and implement value-add action plans; supervise the planning, budgeting, and control of capital expenditures.
- Assist executives in assessing the financial strength of assets and value-add strategies through property-level and market recommendations.
- Engage with and report to external investors and lenders.
- Supervise, direct, and manage any assigned staff.
- Report on asset management issues to ownership.
- Participate in the analysis of new deals as requested.
- Create and maintain positive relationships with external partners and professional organizations.
- Participate in special projects and perform other duties as required.
Position Requirements:
- Bachelor's degree in business or a related field, or equivalent education/experience.
- Minimum of 5 years of experience in multifamily property management, compliance, or operations.
Knowledge, Skills, and Abilities:
- Knowledge of regulations and standards affecting real estate development and multifamily properties.
- Ability to manage multiple high-priority projects simultaneously.
- Professional presentation to management, staff, clients, and external contacts.
- Exceptional customer service and interpersonal skills.
- Ability to work independently and as part of a team.
- Proficiency in MS Word, Excel, PowerPoint, and the ability to learn new technology systems quickly.
- Proficiency in industry-related software such as RealPage, Yardi, ResMan, and others.
