Project Manager's Responsibilities:
a) Work with owner representatives, municipal inspectors, internal team, and subcontractors to
achieve our high standards of quality, communication, and schedule performance on all projects.
b) Assist with planning, organizing, and directing all on-site activities concerned with the construction
c) Facilitate investigating damage, accidents, or delays on construction sites to ensure that proper
procedures are being met.
d) Financial management which includes budget management, change management, and pay app
approvals
- Communicate all back charges via phone and email before submitting to the office.
e) Verify material deliveries and comply with procurement requirements.
f) Have weekly meetings with each subcontractor's foreman and review and agree to work activities
required to be completed during following week and manpower to be provided.
g) Weekly meeting with client to ensure needs are being met.
h) Assist with ensuring job site remains clean and free of construction debris to ensure safe and efficient work environment.
i) Ensure OSHA guidelines are being followed.
j) Own project punch and closeout to ensure the company's standards are being met.
k) Weekly walks with the company's operations leader to update them on the project status.
l) Hold Superintendent, Carpenters and laborers accountable for job performance.
m) Scheduling and Calendar management
- Project schedules to be updated weekly by noon on Friday.
- 2 Week lookaheads to be sent to project teams by noon on Friday.
n) Procore management.
o) Produce leadership report by noon every Friday and email to VP of Construction.
2. Project Manager Requirements:
a) Must be able to make sound judgements on a day-to-day basis.
b) Excellent attention to detail. You need to know the project documents better than anyone.
c) Must be well organized.
d) Proficient with computer software, such as Procore and estimating platforms.
e) Manage the following in Procore:
- Photos
- Daily reports
- Submittals
- RFI's
- Schedules
- Punchlist
- Tasks
- Documents.
f) Prioritize across multiple tasks
g) Experience on phones and interacting with others in a professional setting
h) Ability to take initiative and solve problems independently.
i) Must be punctual, reliable, and stress-tolerant.
j) Needs to maintain confidentiality
k) Experience in estimating from both plans and job site
l) Ownership mentality in all work performed
m) Five years of construction experience preferred.
n) Ability to follow directions and see things through completion.
o) Ability to recognize when you need to ask for help and be willing to do so.
p) Other duties as necessary to support the VP as needed.
q) Meet With VP of Construction Monthly To Review All Job Schedules.
