Commercial Property Manager
Hybrid out of St. Cloud
Salary: $60-80k with some flexibility for more experienced candidates

Daily Operations
- Manage and optimize tenant relations
- Resolve tenant calls/questions/complaints and arrange for maintenance, service, or repairs
- Conduct regular on-site inspections
- Oversee rent collections, taking follow-up action when needed
- Administer leases, including monitoring leases and recording lease data
- Leads the on-boarding and transition of properties
- Maintain office clerical, filing and record keeping systems
- Communicate regularly, verbally and in writing, with tenants, service providers and owners
- Participate in and contribute to company and departmental meetings, events, and training sessions
Financials
- Manage property profitability and expense control, perform budget management and analysis of budget variances. Investigate and recommend cost reduction opportunities.
- Leads the CAM forecasting and reconciliation functions for assigned property portfolio, including annual, future, and prior year budgeting, re-forecasting, and reconciliation.
- Partners with property accountant and leadership to develop management reports to effectively summarize property performance (operationally and financially).
- Ability to timely communicate overall financial performance of each real estate asset under direct oversight, with specific attention to material variances.
- Partners with property accountant to ensure financials are accurate and delivered timely, directly impacting client and partner satisfaction.
Vendor Management
- Oversee facilities maintenance/outside contractor work orders, ensuring work is completed satisfactorily and timely
- Obtain service bids, negotiate contracts, and make recommendations to owners and/or clients
- Oversee and coordinate minor repair, capital improvement and tenant improvement projects
Qualifications
- 4-year degree or strong educational background in finance, real estate or accounting preferred
- Minimum of 3 years of commercial real estate experience managing a portfolio of properties; experience in multiple product types preferred
- Strong understanding of real estate finance, complex deal structures, leasing, property operations and capital improvements
- Analytically minded with a high attention to detail
- Strong written and verbal communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
- Advanced user of Microsoft Excel and Word. SageCRE skills a plus.
- Self-motivated with strong work ethic
- Customer service oriented with an aspiration to succeed with the client in mind.
- Ability to work both autonomously and in a team setting
- Effectively prioritize and multi-task in a fast-paced environment.
- Able to work under tight time constraints and extended hours as required
