Position Overview:
Project Managers who report to the Construction Manager are assigned to New Construction, Remodels, and TI projects. These project managers are responsible for providing first-class customer service to our customers. They work with RSVC’s estimators, superintendents, subcontractors, contract and project administrators, CSAs, and field operations to complete projects on time and with quality for our customers.
ESSENTIAL FUNCTIONS:
1. Meet with estimating for project handoff meetings, including plan review, JBO Review, scope of work review,
bid, and contract document review.
2. Qualification of subcontractors on JBO
3. Selection of sub-contractors to award
4. Creation of work orders for RSVC trades to be performed on a project
5. Develop and write a project schedule
6. Prepare sub-contractor scopes of work
7. Prepare RSVC work order scopes of work
8. Package final JBO, sub-contractor scopes of work, RSVC work orders scopes, and the project schedule for
approval by the construction manager
9. Submit the approved project package to the contract administrator for sub-contract distribution.
10. Sign off on sub-contracts
11. Review the schedule with sub-contractors and confirm their acceptance of the contract and schedule.
12. Schedule customer pre-construction meeting
13. Schedule sub-contractor and RSVC trades pre-construction meeting
14. Meet with RSVC’s assigned superintendent to review plans and expectations of the project
15. Provide updates daily and as needed to the construction manager regarding the status of the project and any
concerns in not meeting the project schedule and or adhering to quality standards
16. Provide Daily updates to customers that include notes from the Superintendent's daily update and pictures and
request critical information from the client in the updates daily.
17. Communicate with the customer and or the customer’s representatives such as architects and engineers during
all phase of the project.
18. Communicate with the owner-supplied vendors and the deliveries of the owner supplied items
19. Communicate with owner's direct sub-contractors and manage them with our project schedule
20. Adhere to construction plans and documents. Do not deviate. RFI (request for information) to the project owner
and or architect when there is a discrepancy in the scope of work, plans or documents.
21. Prepare and track all change orders, including C/O, DCO, or ICO.
22. Solicit C/O proposals from sub-contractors and C/O proposals from RSVC. Estimating for internal trade work
orders that are to be included in a C/O to be submitted to the customer for approval
23. Provide quality detailed information to sub-contractors and or estimating for the above line or request a survey
PLEASE NOTE: Management reserves the right to change or otherwise modify the functions of this job to meet
customer needs and company objectives. Additional duties may also be assigned.

24. Follow all of RSVC’s construction procedures regarding communications with clients.
25. Ensure job profitability by all costs as compared to the JBO, including equipment, material, and labor usage within
general conditions.
26. Track all expenses and work with accounting to turn in all receipts and paperwork related to projects or work
orders on time. And paperwork that the company requires for a project manager's expenses are also turned in
to accounting timely
27. Visit Jobsites actively to visually and physically inspect that the project is tracking to the project schedule and to
RSVC’s quality standards
28. Hold sub-contractors accountable to the schedule and quality standards. Issue notice to perform as necessary
when sub-contractors are falling behind or are un-responsive. Before it adversely effects the project schedule.
29. Hold Sub contractors and RSVC field operations accountable to the construction plans and specifications. No
deviations without proper RFI and material submittals.
30. Schedule and conduct punch walks with customers prior to turn over
31. Have customer sign off of completed punch list prior to turn over
32. Work with Contract/project admin to ensure proper close out in time set by RSVC and customer expectations
33. Work with RSVC accounting in submitting all financial reporting as required by the accounting dept.
EDUCATION AND EXPERIENCE REQUIREMENTS:
1. Construction Management or Facilities Management Certification or Equivalent Industry Experience.

11. Availability for communication with the team during project hours at night and on weekends
