Alexander Rose are partnered with a reputable general contractor specializing in building a range of Water Resources construction projects. They are looking for an experienced Project Manager local to Savannah, GA specialising in water and waste water.
The Project Manager will be directly responsible for the management of construction projects from beginning to end in accordance and maintaining the requirements of the cost, schedule, quality, payment requests/collections and client relations. Train and develop Assistant Project Managers and support the Senior Project Manager.
Position Scope & Responsibilities:
- Control the time, cost and quality of construction projects
- Review and understand the complete project scope of work based on contract requirements, including drawings, specifications, estimates, schedules, and applicable building codes.
- Produce accurate and timely monthly cost projections.
- Assist the Superintendent in establishing/enforcing the Jobsite safety plan.
- Check all shop drawings and submittal data timely and accurately to ensure compliance with contract requirements.
- Expedite materials to conform with project quality and schedule requirements.
- Continuously check work in place to ensure compliance with contract requirements.
- Pre-punch project/minimize architect-engineer punch list, state inspections, etc.
- Negotiate contracts with architects, vendors, subcontractors, and other workers.
- Secure permits in a timely manner and prior to work commencement.
- Scheduling the delivery of materials and equipment to the construction site.
- Confer with supervisors or other managers to monitor construction progress, including worker productivity and building and safety codes compliance.
- Resolve scheduling issues that arise due to inclement weather, emergencies or other causes for delays.
- Monitor the productivity for all trades.
- Identify long lead time materials and plan accordingly.
- Assist the Superintendent in determining the correct production rates and crew sizes for project staffing.
- Develop a project phasing plan and a site utilization plan.
- Assess appropriate construction equipment needs.
- Develop an owner occupancy plan.
- Identify critical schedule activities and monitor those activities on a daily basis.
- Produce a critical path schedule.
- Demonstrate the ability to fine-tune the schedule to maintain the overall project plan.
- Conduct effective schedule meetings. Produce comprehensive but concise project meeting minutes.
- Conduct effective pre-job meetings with all Subcontractors addressing schedule, quality, safety and phasing/coordination between trades.
- Plan and coordinate all aspects of the construction process, including hiring subcontractors and working with engineers, architects, and vendors.
- Plan and coordinate an effective preconstruction meeting with Field Supervision and Preconstruction.
- Develop a comprehensive project business plan with the project team.
Requirements:
- Must be able to monitor and understand the overall financial status throughout the duration of a project, including subcontract status, vendor status, labor/payroll, small tools, construction equipment, forming materials and systems, miscellaneous materials, and project overhead.
- Must possess working knowledge of or demonstrate a willingness to learn how to use the following software applications: Outlook, Word, Excel, Adobe, Bluebeam, Procore, P6 Primavera, MS Project, HCSS, Viewpoint, and Viewpoint Field Work Center.
