General Summary of Job
Assistant Construction Manager provides direct day-to-day support to the Construction Project Manager to ensure that the project schedule and quality is adhered to. ACM is responsible for ensuring coordination of subcontractors and professionals, managing inspections, quality control and daily job planning activities.
Accountabilities/Functions
- Review all Permit documents (architectural, MEPS, Civil and agency permits) to ensure full understanding of project construction.
- Compile building permit application package for submission to building department for approval.
- Achieve project schedule by ensuring proper sequencing of subcontractors and professions to effectuate efficient project delivery.
- Provides direct supervision and coordination with subcontractors to maintain project schedule.
- Ensure proper ordering of materials by foreseeing need for long lead items. Ensure subcontractors have approvals as needed to ensure proper and timely flow of construction.
- Ensure proper safety protocols are relayed to subcontractors and always ensure adherence.
- Oversee sub-contractor requisitions and payment requests (including proper coding with accounting) confirming accuracy of percent complete. Maintain Payment Log as required.
- Walk the building regularly to ensure compliance with plans. Keep a daily log and provide a weekly report that summarizes the work accomplished, identifies outstanding issues, includes both short- and long-term goals.
- Submit required RFI’s and project submittals in coordination with Pre-Construction Department. Keep RFI and submittal logs and follow-up for timely responses.
- Work with local municipalities, agencies, inspectors, and utility companies to obtain all required approvals, sign-offs, permits, pass inspections and obtain timely Certificates of Occupancy and Energy Star rebates.
- Work with property management to deliver completed units for timely move ins and maintenance and project warranty manuals. Maintain punch list and ensure completion of open items in coordination with Construction Superintendent.
- Work with local / minority contractors to ensure compliance with the company’s commitment to local and minority hiring. Oversee construction administrator to produce required monthly Affirmative Action, Section 3 and Prevailing Wage reports complete with all required back-up documentation.
Knowledge /Skills Required
- Excellent verbal and written communication skills.
- Proficient in Microsoft Office Suite or related software.
- Thorough understanding of contracts, plans, specifications, and regulations.
- Ability to remain flexible and efficient in a fast-paced environment.
- Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays.
- Ability to effectively multitask while analyzing and solving problems.
- Thorough understanding of engineering, architectural, and other construction drawings.
Education / Years of Experience
A minimum three (3) years’ experience working for a construction firm or in a construction related industry. Associates Degree or Bachelor’s Degree in Construction Administration is a plus.
Physical Requirements
- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
- Must be able to lift up to 50 pounds at a time.
- Exposure to characteristic construction site dangers.
- Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.
Supervisory Responsibilities
Supervises each staff, contractor, and subcontractor to ensure that work meets quality standards and adheres to specifications.
