Senior Property Manager
Direct Hire; $90K - $110K w/ bonus

The Senior Property Manager is responsible for all aspects of managing commercial buildings including building maintenance and operations, financial, accounting and reporting activities, and maintaining excellent relationships with clients, tenants and vendors. The Senior Property Manager will also oversee capital and tenant improvement projects and emergency response protocols and life/safety systems.
This position must provide excellent leadership for the PM team, leading by example in the delivery of services to clients with an owner’s perspective, high performance standards, great work ethic and integrity.
ESSENTIAL JOB FUNCTIONS:
- Provide effective management and leadership to the property team, including hiring, training, motivating, and performance management.
- Ensure compliance with company’s Property Management Policies and Procedures, and local codes and regulations.
- In all aspects of management services delivery, ensure conformance to the terms and conditions of the Property Management Agreements.
- Develop operating and capital budgets, track and report variances, oversee the completion of CAM reconciliations and expense recoveries.
- Oversee lease administration functions.
- Bid, negotiate, and manage vendor contracts in accordance with company and client’s procurement requirements.
- Collaborate with the accounting team to ensure total contract compliance and the delivery of accurate and timely reporting.
- Develop and implement inspection schedules for properties according to best practices and client requirements.
- Coordinate and oversee all tenant and building improvement construction work to ensure timely and accurate completion. In the process, qualify contractors, negotiate contracts, manage payment processes and other construction administration.
- Collaborate with the leasing team in tenant space planning, budgeting and move-ins to deliver an efficient and seamless process.
- Prioritize excellent working relationships with clients and tenants.
- Provide training and development opportunities for the PM team members.
POSITION REQUIREMENTS:
- Bachelor’s degree.
- A minimum of 5 to 10 years’ experience in commercial property management; experience in industrial property sector important.
- Experience overseeing a team of five or more direct reports
- State real estate license required (or in progress).
- CPM and/or RPA designations (or in progress).
- Excellent oral and written communication skills.
- Aptitude for multi-tasking, overseeing multiple projects and clients, managing priorities and a demanding workload.
- Strong understanding of commercial real estate financial reporting.
- Proficient in Microsoft Word and Excel, and CRE account software such as MRI, Yardi, and CTI.
- Strong customer service orientation.
- Ability to create and maintain a positive working environment for team members, and to provide leadership and direction for growth and development for team members.
