We need someone with hands-on experience in construction who can lead teams in the field effectively. This role requires an individual who can ensure day-to-day operations run smoothly, adhere to schedules, budgets, and maintain safety standards. While we support growth and improvement, the person in this role must already have the skills to manage a site with minimal supervision. Additionally, the candidate must be fluent in both English and Spanish to communicate effectively with diverse teams and stakeholders.
Skills and Abilities:
Operational Management
- Organize people, tools, and equipment and plan/manage multiple activities to accomplish desired
- Participate with the project manager in preparing a schedule of construction activities and their sequence, the organization structure, staff selection, and the manpower and construction equipment requirements of the project
- Prepare and distribute a three-week look-ahead schedule(s).
- Ensure subcontractor compliance with safety, environmental, and quality control programs.
- Overseeing the day to day work of the subcontractors and ensuring that they are following Loloft’s standards.
Cross functional collaboration & stakeholder management:
- Coordinate the activities of subcontractors to permit them to perform their work effectively and to integrate it with project schedules and sequence of events for each project.
- Report daily to the project manager to keep them constantly informed on job progress, plans, and problems that could significantly affect costs or schedules
- Act in a manner of integrity that shows support for the company, its values, and the employees while maintaining a constant focus on meeting/exceeding customer requirements and expectations
- Ensure vendors and subcontractors are paid in a timely manner after review/approval of invoices and payment requests.
Project management, administration & compliance.
- Maintain a project record set of drawings, updating all changes, revisions, and other modifications over the course of the project.
- Verify and document all changes to the record set of drawings and keep track of the same on a red line set of drawings.
- Assist the project manager in their duties including prompt shipment of materials and permanent equipment and obtaining approvals of shop drawings and material samples
- Assist in the preparation of all job progress and cost reports to accurately reflect actual costs
- Review and approve all requisitions, field purchase orders, invoices, and other significant reports and documents.
- Maintain a daily log to permanently record all significant project facts, events, conditions, visitors, owner representative contacts, commitments, agreements, and approvals
- Verify the completion of all necessary inspections, approvals, and certifications by appropriate
Ad-hoc:
- Responsible for material handling: site layout, material count, unloading and loading, ordering and pick up or delivery of materials missing from original shipments, and site cleanup.
Experience Criteria:
- Experience Level: We are seeking candidates with at least 7-10 years of experience as a construction superintendent managing commercial projects from new builds to tenant improvement projects, with a focus on office fitout. This ensures they have overseen a range of projects and have the knowledge to handle complex site operations independently.
- Breadth of Experience: Candidates should have experience managing teams of various trades and coordinating daily operations across different phases of construction. Experience in ensuring site safety, scheduling, and managing crews is essential.
- Technical Knowledge: Candidates should be proficient with daily reporting tools (such as Procore or Buildertrend) and be able to track site progress, labor deployment, and ensure that daily goals are met. Familiarity with construction drawings and blueprints is crucial.
- Leadership and Decision-Making: The ideal candidate will have demonstrated experience making quick decisions in the field, particularly in managing unexpected problems or changes in schedule, while maintaining crew morale and productivity.
- Bilingual Proficiency: Fluency in both English and Spanish is required to effectively communicate with diverse crews and subcontractors on-site, ensuring smooth operations and clear directives.
