Job Overview
The Purchasing Agent is an essential part of the Company’s team and collaborates in a cross-functionally-organized environment. The Purchasing Agent plays a critical role in assisting in the development of new product and maintaining a high quality of construction within the budget analysis. The Purchasing Agent is responsible for determining the option spec level, with oversight from the Purchasing Manager, and option descriptions for all Cal North division communities. This role is responsible for the master list of options and maintaining the library ensuring options are streamlined, accurate and up to date. The Purchasing Agent manages all Custom Option requests that require approval from Purchasing Manager and V.P. of Operations.
Responsibilities and Duties:
- Create, set up, and maintain new communities to bid in community database and maintain community documents in the company’s cloud-based community database.
- Participate in Value Engineering Meetings with Project Managers, consultants, and major trades to assist in the development of new home plans.
- Prepare community specific option program to be used by Purchasing Department to gather subcontractors’ option pricing during the bid process.
- Assist in managing the community bid process, analyzing, and negotiating costs with subcontractors, and maintaining bid pricing in the system.
- Work with and provide community relevant documentation to the Community Coordinators. Support department staff in the generation of pricing agreements, commitment/PO accuracy, budget accuracy, and troubleshoot challenges daily.
- Input comprehensive option descriptions and applicable Woodside mark-up into appropriate option system and verify the accuracy of all cost/pricing structures and descriptions for standard options.
- Research and respond to option RFI's and general questions from trade partners and project superintendents via various media.
- Research new and improved materials, colors, manufacturers, processes, specifications, and offerings to deliver increased value to our customers and to keep the division ahead of the competition.
- Work closely with our Inspiration Gallery to make sure option orders are processed in timely manner and provided to the correct departments.
- Conduct community “kick-off” meetings training sales and construction on plans, specifications, flooring locations, exterior colors pallets and options.
- Maintain images and marketing descriptions in Envision and other online marketing tools and provide option information to the Envision Team
Education and Experience:
- High school diploma or equivalent required.
- Bachelor’s degree in Construction Management, Construction Engineering, Business or Finance preferred.
- 3-5 years equivalent applicable experience as a Purchasing Agent.
- Previous homebuilding or home interior products industry experience required.
Knowledge, Skills, and Abilities:
- Detail oriented with good follow-up and follow-thru skills.
- Exceptional organizational capability, including the ability to multi-task.
- Action-oriented with the drive to push projects and tasks to successful closure.
- Strong ability to work within a team setting, inclusive of other’s ideas and a willingness to cooperate.
- Proficient in Microsoft applications, including Word, Excel, and Power Point.
- Experience with or trained in JD Edwards, Sales Simplicity and Hyphen Solutions is preferred.
- Conduct business in a professional and ethical manner to potential buyers, subcontractors, and coworkers.

- Ability to proficiently read and interpret Architectural, MEP, and Structural plans.

Schedule and Location:
- On-site in Folsom, CA
- Full-time; Hours are generally 8:00 AM – 5:00 PM, Monday-Friday.
