Works under the general direction of the Chief Operating Officer plans and oversees maintenance and repair programs for buildings & supervises assigned skilled trades, building maintenance, and equipment maintenance & has independent responsibility for all programs of maintenance and repair. Determines work schedules & tasks & projects; maintain and assign building maintenance and preventative maintenance work orders in hospital maintenance database, inspects/evaluates work in progress & upon completion; supervises employee development & training; assists with staffing interviews & carries out staff discipline; provides technical expertise & provides staff with project work, as necessary; assists with administrative personnel with development/implementation of policy/procedure & ensures work level of established standards; oversees general service contractors providing building maintenance services, preventative maintenance, inspections and/or service & repairs. Conducts frequent inspections of facility and grounds to identify improvements that are needed & monitor construction &/or maintenance work already in progress. Research best practices and applies the necessary skills &/or trainings to ensure efficient operation of the hospital. Researches and recommends behavioral health products to leadership and contractors to ensure a safe and therapeutic environment for patients and staff.
Acts as liaison with vendors/contractors for bids services ; schedules time allotment, provides contractor orientation & prepares cost estimates for jobs; serves as liaison between architects & hospital in resolving problems with projects; works with all department heads, private & public officials regarding construction & renovations; examines, prepares & stores documentation (e.g., plan specifications, project progress reports, quality improvement activities, budget/cost breakdowns); maintains & updates blueprints/diagrams for facility (e.g., buildings, utilities, grounds).
Assesses compliance with
the Life Safety Code and manages the Statement of Conditions (SOC) when addressing survey-related deficiencies. conducts frequent inspections of facility to ensure code compliance; manages risk, coordinate risk reduction in the physical environment, collect deficiency information, and disseminate summaries of actions and results; assures hospital maintains compliance with regulatory agencies.
Assist in preparing or prepares quarterly, annual & biennium budget and exercises budgetary control for the hospital's maintenance & repair programs; approves purchase of equipment and supplies; develops cost estimates, develops long range plans for entire maintenance operation; reviews specifications, proposals & contracts; monitors contracts & agreements; prepares progress report of maintenance projects.
Maintains files, records & building maintenance required documentation to reflect maintenance & repair program activity (i.e., inspections; materials used; & procedures; maintenance service provided; inventory of parts & equipment; security and safety requirements); communicates with other personnel to coordinate &/or implement changes; attends meetings; serves on committees (e.g., security, safety, sanitation, fire prevention) & represents hospital at staff meetings.

QualificationsFor all "programmatic" positions, completion of undergraduate core program in one of following fields: mental health & developmental disabilities technology, social work or comparable field (e.g., child & family community services), special education, psychology or rehabilitation or 24 mos. exp. in development & implementation of treatment/ habilitation plans for persons who are mentally ill or developmentally disabled & working as part of interdisciplinary team to assess consumers'/residents' needs & abilities; 12 mos. trg. or 12 mos. exp. in state & federal regulations, standards & court orders governing care, custody, treatment, programming & environment of consumers/residents in mental health or developmental centers, or regulating drug treatment center operations or federally funded drug abuse services, or governing delivery of psychiatric services in adult correctional institution, or affecting community mental health programs (i.e., category of state & federal regulations, standards & court orders must be linked directly to type of facility & services being provided). For all "administration staff" positions, completion of undergraduate core program in business administration/management sciences or 12 mos. exp. developing goals, objectives, policies & procedures of operational unit or program of agency or firm & monitoring implementation of same.
