Working in accordance with established policies, procedures, and/or instructions from the Director, Maintenance, the HVAC Technician is responsible for the installation, repair, and preventative maintenance of all residential and commercial HVAC Systems/ Refrigeration Systems. The goal is to contribute to the construction and maintenance of beautiful, strong, and long-lasting living and working areas at Friendship Village.
KEY RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:
- Completes HVAC installation, repair and preventative maintenance requests and all other duties as assigned by the Director, Maintenance.
- Utilizing the WORX System accomplish all work in order of priority set by the Plant Director and document completion of work orders, parts used and other related information as required.
- Other duties include but are not limited to the repair and replacement of exhaust fans, ice makers, and other mechanical equipment.
- Servicing of equipment will be completed in a professional manner using HVAC tools /equipment commonly used for service, repair, or preventative maintenance work and according to local, state and national codes.
- Responsible for the assurance of resident comfort by providing reasonable uninterrupted heating or air-conditioning service. Residents will not be without air conditioning or heating for more than 24 hours unless circumstances are such that work cannot be performed.
- Must know where personal protective equipment is located and use it when needed as required.
- Must use and operate all tools, vehicles, equipment, and property in a safe manner and maintain items in proper working condition. Notify Director, Maintenance of repairs/replacement needs.
- Must know responsibilities during fire alarms, fires, tornadoes, bomb threats and other emergencies as outlined in the Friendship Village Disaster Plan.
- Expected to work cooperatively with staff from all departments. This includes meeting needs of Friendship Village residents to maintain a clean, safe and secure home environment.
- Accomplishes all work in the order of priority set by Supervisor.
- Performs work in a professional manner, including high quality work practices, safety, neatness, thoroughness, follow up and clean up.
· Other duties and projects as assigned.
EDUCATION AND EXPERIENCE:
· High School diploma or equivalent required.
· Trade School background required or two years of HVAC experience.
· Must possess Environmental Protection Agency Universal Proper Refrigerant Practices License.
· Must possess the ability to read, write, perform arithmetic and communicate effectively. Must be able to follow written and oral instructions.
· Two years HVAC experience preferred. Must have knowledge of residential air-conditioning condensing units and electrical baseboard heat. Must be capable of diagnosing HVAC circuits and be able to braze and solder copper tubing.
· Must possess a good understanding of electricity.
