GENERAL DESCRIPTION
We are an Atlanta design-build firm that is expanding. We like to say, “we do cool projects for cool people”. Our projects are larger in scale and typically take months to a year to produce. We have a tight-knit team that enjoys working together. We value work-life balance as a motivator for doing what we do. We pride ourselves on being the top in-town remodeler and believe in compensating our team well for embracing that title. So, we really need to find the right fit. The Project Developer (PD) should be deadline driven with a full understanding of the residential remodeling experience. The PD should also be able to efficiently multitask and be a self-starter in terms of the creation and direction of developing each project.
Project Developer is a project management position that serves as the main seat of ownership of the project development process and is responsible for delivering a comprehensively built project package in a ready-to-build state. The PD must be deadline driven, a strong communicator, and adept at solving interdepartmental issues. They also serve as a point of contact to the homeowner throughout the project development cycle, so the ability to build and maintain client relationships is paramount.
ESSENTIAL JOB FUNCTIONS and RESPONSIBILITIES
During project development, the PD will be the main point of contact for the homeowner and be responsible for ensuring the development and delivery of a complete project package by deadline. Project development is defined as the time from initial design contract signing up to, but not including, construction. The PD has a critical role in creating consistency and clear expectations for homeowners and project team members. Additional top duties include:
Schedule Development and Management
- In collaboration with the leadership team, build and manage a company design and production schedule that is both aggressive and realistic.
- Solving interdepartmental project development conflicts with the intent of delivering the overall project to completion on time.
- Setting realistic expectations for homeowners surrounding schedules/project timeline
Budget Development and Control
- Creation of both SD Pricing Budget and Final Project Budget, ensuring that both adhere to design agreement and intent based on homeowner changes or input, project feasibility, and cost limitations.
- Leading trade partner site visits and ensuring timely delivery of all trade partner bids and bid packages.
- Provide support to Sales Team through creation of feasibility studies and pricing input
Homeowner and Trade Partner Relationships
- Leading and/or attending all major homeowner-facing meetings.
- Presenting to clients at key project milestones, final contract presentation, and providing routine updates to clients about the status of their project.
- Building and maintaining relationships with trade partners with the intent of growing our trade partner “bench”
Process Improvement
- Ensuring all project development processes are followed by all throughout the organization, and that they are both actively maintained and improved.
- Routinely meet with the Director of Design and Development to discuss and develop process improvement opportunities.
Project Management
- Creating wholistic scope of work per design agreement and homeowner input with intent to use in final contract.
- Applying QAQC measures on the development phases of the project and fostering cooperation between different team members and departments. This includes vetting the feasibility, buildability, and quality of overall project in development to ensure homeowner satisfaction and high-quality product output.
- Ensuring and verifying coordination between different project team members and outside trade partners (engineers, surveyors, permit expeditors) to ensure project deadlines are met.
- Leading the value engineering process, as required.
- Building of final construction contract for presentation to homeowner, including all contract addendums and additional required information
- Providing regular updates, as required, on project status to homeowner and project team throughout development cycle
