The Project Development Manager will be primarily responsible for sourcing opportunities, entitlements, development and construction activities for ground-up commercial, industrial and residential development throughout the Eastern Seaboard. He or she will also participate in all other aspects of the project life cycle including procuring and analyzing due diligence materials during acquisition, contributing input to investment memorandums, and obtaining project approvals/permits.
Specific responsibilities include:
Sourcing:
• Investigate and evaluate the feasibility of potential development sites, including the review of relevant land sale and lease comps, and creating initial pro forma analyses
• Perform market surveys created by economists and evaluate market information provided by brokers, to project rental pricing in the proposed rental market
Entitlements:
• Manage and procure entitlement consultant team (planning, traffic, zoning, land use, etc.);
• Develop and manage entitlement schedule including interface with consultants and municipal staff;
• Work with municipalities to expedite approvals and attend all public hearings/meetings
Pre-Construction:
• Develop and manage project schedule including interface with clients, contractors and consultants;
• Assist with development and management of project schedule, including interface with clients, contractors, consultants, and municipal staff;
• Assist with site and building design with architect and design consultants;
• Coordinate contractor procurement, pricing, and bidding;
• Finalize development budgets and schedules for the financial model and investment committee;
• Work with municipality to expedite permitting;
• Finalize pricing/bids into schedule of values as basis for contract amount;
• Review and finalize construction contract;
• Review and approve monthly invoices from consultants and vendors;
Construction:
• Attend weekly job meetings and monitor job progress;
• Maintain municipal relationships throughout the construction process;
• Facilitate owner decisions in a timely manner;
• Review monthly contractor pay-applications;
• Meet with bank inspectors to review project progress and process payment requisitions;
• Assist in review and approval of monthly bank draws;
• Work with general contractor to expedite the punchlist process;
• Review monthly cost reports;
