Director of Projects/Construction Project Manager
Location: Marin County, CA - Onsite
Compensation Range: $120,000 - $170,000 (DOE)
You are:
This position is responsible for the execution of one or more simultaneous projects in accordance with the daily operation of a residential & commercial development and asset management company, per Company policies and procedures, and work instructions. This work involves the planning, coordination, estimating, bidding, permitting and construction oversight on light commercial and multifamily residential projects.
What you will be doing:
- Direct all project phases – engineering (basic and detailed), competitive bid procurement, contract negotiations, value engineering, construction, commissioning/start-up and in-progress/Final inspections.
- Assists in the creation of Companywide multiyear capital construction/improvement plans for the purpose of understanding and preparing for service life maintenance, preventative maintenance and ultimate replacement of operating equipment and physical structural assets.
- Develops specifications for construction, repair and modification projects as assigned (e.g. working specifications, permits, project schedules, cost analysis, permits, purchasing/bid time and construction, etc.) for the purpose of providing them to architects, contractors, specialists, construction management firms, etc. for selection and awarding of contracts.
- Coordinates capital construction activities (e.g. renovations, inspections, contractor and architect meetings, permitting activities, project close-out and building commission activities, calendars, mandated reports, etc.) for the purpose of ensuring that all phases of construction project are completed within specific actions and with minimal interruption to site personnel.
- Maintain a strategic focus for the project with frequent interaction with the Company and the client to ensure a balance between the immediate project needs and the long term goals of the company.
- Evaluates potential sites and/or condition of existing locations for the purpose of determining construction and/or renovation requirements and ensuring that locations decided upon meet all project needs, requirements and specifications.
- Manage the execution of the project with a focus on maintaining or improving the as built cost level for the project.
- Inspects and/or assists in inspecting all aspects of construction (e.g. exterior, interior, walls, electrical, roof, concrete, paint, etc.) for the purpose of ensuring compliance with plans, specifications, and local codes and ordinances.
- Coordinate and manage all capital project bids.
- Create and prepare all Trade Partner bid packages.
- Track and receive all completed bid packages, preparing a final bid proposal for Company management to review and approve.
- Tracks costs, scope, and schedule and update project management dashboard daily.
- Manage project budget and controls expenses effectively, utilize value engineering principals.
- Work with Project Controls to transition proposed budget into execution budget.
- Identify project scope changes and prepares job change notices for submittal to clients.
- Serve as subject matter expert on the Commercial to-be-leased properties as well as all Company apartment buildings, to include:
- Location and serviceability of all Water, Electric, Gas & Sewage devices serving the properties.
- Develop and maintain serviceable life data files on all Commercial to-be-leased properties as well as all Company apartment buildings, to include: Roofs, HVAC, Structures, Decks, Windows, Boilers, Impervious surface areas.
- Prepares written materials (e.g. correspondence, memos, budgets, costs, bid invitations, calendars, schedules, etc.) for the purpose of documenting activities, providing written reference, and/or conveying information.
- Responds to inquiries (e.g. administrative staff, local inspectors, contractors, architects, the public, etc.) for the purpose of providing required information and/or referring to appropriate source.
