About the role
The Maintenance Supervisor is responsible for directing the daily activities for a team of maintenance technicians, roads and grounds crew, and vendors / contractors for a residential community to ensure company standards of quality workmanship and customer service are met for change of occupancy maintenance, resident, and property work order requests. Perform maintenance job duties similar to technicians as needed.
What you'll be doing
- Oversees the assigned set and supervise lead maintenance technicians.
- Usually also has specific property maintenance responsibilities, including, but not limited to general maintenance and orderliness of property HVAC, mechanical, electrical, utilities and lighting systems. Including inspections and repairs.
- Experience level to direct mechanics, technicians, and outside contractors on assigned projects. Controls inventory of parts and equipment. Coordinate all Maintenance related / contractor activities.
- Monitors and facilitates the completion of quarterly, bi-annually, and annual preventative maintenance logs/schedules.
- Ensuring the successful execution of all company safety and environmental policies and procedures.
- Performs weekly ZeroHarm training to entire asset team.
- Updated all SHRM (Safety Health & Rick Management) logs in accordance with our clients regulations. The following log indicates vendor workers, hours, and overall training hours of team members.
- Delivering the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.
- Working a rotating on call schedule to have 24/7 maintenance coverage
Typical Physical Demands: Regularly use hands to manipulate tools, controls, phones, and computer keyboard. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move office supplies up to 20 lbs.
Work is performed in an office. Employee frequently interacts directly with community management, facilities management, residents, and other staff members during the workday.
Who we're looking for
- High School Diploma or GED
- Preference will be given to technical school trainings or certifications
- Minimum of five (5) years of maintenance experience, multifamily /student housing preferred.
- Demonstrated strong customer service skills
- Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.
- Ability to diagnose problems and implement repairs
- Ability to perform Quality Control on work and repairs completed
- Demonstrated ability to train on skill trades
- Demonstrated strong written and verbal communication skills.
- Strong time management skills.
- Ability to provide guidance and training to less senior technicians. Strong customer service skills.
- EPA 608 Universal required
- Certified Pool Operator may be required
- Valid and clear Driver’s license
- Preferred degree/license/certification(s) in at least one of the following: HVAC, Plumbing, Electrical, Appliance Repair Certification or Carpentry
- Preference given to those who have CAMT or APPA
- Possession of a valid state issues driver’s license and safe driving record are required
