Job Description: We are seeking an experienced and highly motivated Commercial Construction Superintendent to oversee multifamily ground-up construction projects. The ideal candidate will have a strong background in managing large-scale projects, including affordable housing, modular housing, and podium construction. The Superintendent will be responsible for ensuring that projects are completed on time, within budget, and to the highest standards of quality and safety.
Key Responsibilities:
- Site Management: Lead and manage all on-site construction activities for multifamily ground-up projects, ensuring compliance with project plans, specifications, and schedules.
- Team Leadership: Supervise and coordinate the work of subcontractors, suppliers, and site personnel. Foster a collaborative and productive work environment, ensuring that all team members are aligned with project goals.
- Quality Control: Ensure that all work meets or exceeds industry standards and project specifications. Conduct regular inspections and promptly address any quality issues.
- Safety Oversight: Implement and enforce strict safety protocols in compliance with OSHA regulations and company policies. Conduct daily safety meetings and inspections to maintain a safe working environment.
- Schedule Management: Develop and maintain detailed construction schedules, ensuring that all milestones are met. Coordinate with project managers and subcontractors to avoid delays and ensure timely project completion.
- Client Communication: Serve as the primary on-site point of contact for clients, ensuring clear and timely communication regarding project progress, challenges, and solutions.
- Problem Solving: Identify potential issues and proactively develop solutions to keep projects on track. Resolve conflicts and manage risk to minimize project disruptions.
- Documentation & Reporting: Maintain accurate and up-to-date project documentation, including daily logs, progress reports, and safety records. Provide regular updates to senior management on project status.
Qualifications:
- Experience: Minimum of 5+ years of experience in construction supervision, with a focus on multifamily ground-up projects. Experience with affordable housing, modular housing, and podium construction is required.
- Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred but not required. Equivalent experience may be considered.
- Certifications: OSHA 30-hour certification is required. Additional certifications such as LEED AP or a trade license are a plus.
- Skills:
- Strong knowledge of multifamily construction methods, materials, and best practices, including podium construction and modular building techniques.
- Proficiency in construction management software (e.g., Procore, Buildertrend).
- Excellent leadership, communication, and organizational skills.
- Ability to read and interpret blueprints, specifications, and contract documents.
- Strong problem-solving and decision-making abilities.
- Safety: Thorough knowledge of OSHA regulations and a strong commitment to maintaining a safe work environment.
