Lawson & Weitzen, LLP, a mid-sized Boston law firm located at 88 Black Falcon Avenue, Boston, with on-site parking, seeks a full-time experienced Real Estate Paralegal, with minimum of two (2) years of experience, to work with attorneys handling a variety of residential real estate matters, commercial real estate matters, and other work. The candidate must have excellent interpersonal skills, be able to maintain professionalism, and deliver a quality level of customer service.
We will give preference to candidates with a college degree and/or a paralegal certificate from an approved program. Appointment as a Massachusetts notary is preferred.
Candidate must have experience and familiarity with the procedures and documentation pertaining to:
· Process residential and commercial real estate closing transactions including purchases, sales and refinances from start to finish;
· Work directly with clients, borrowers, realtors, vendors, lenders and various municipality offices to bring a transaction to a successful close;
· Order and analyze title reports, and prepare closing protection letters, title commitments, title policies and commercial title endorsements;
· Obtain closing loan packages from lenders, order and analyze municipal lien certificates, plot plans, payoff letters, discharges and releases, certificates of good standing, etc.;
· Prepare settlement statements, closing disclosures, deeds and all closing documents for loan and cash closings;
· Balance all closing disbursements including, but not limited to, payoffs, invoices, and broker commissions, and verify wiring instructions in accordance with firm protocols;
· Coordinate electronic recordings at the Registry of Deeds and Secretary of State’s office, and also be able to handle physical filings when necessary;
· Post close all files and disburse escrow;
· Work closely with firm accounting staff to ensure that each closing is funded and all payments are timely disbursed after recording;
· Prepare for IRS filings; and
· Handle attorney billing using billing software.
Candidate must have knowledge of and experience utilizing:
· Conveyancing software including AgentNet, PrepExpress, and Qualia;
· Simplifile;
· PACER; and
· REBA Standards and Forms.
Candidate must be organized and able to pay attention to detail. Candidate will be expected to
simultaneously manage and process multiple real estate matters, and if need be, able to organize multiple closings for the same day. Candidate will be expected to assist attorneys as needed and should be able to work both independently and closely with attorneys. Candidate will need to be able to communicate effectively and knowledgably with attorneys.
The position is full-time, Monday thru Friday. Salary will be commensurate with experience. Transportation is available from South Station to 88 BF on the Silver Line or on the 88BF business uber to/from South Station to/from our building at 88 Black Falcon Avenue, Boston.
