Macdonald & Company are partnered with a boutique fully integrated real estate investment and development firm, currently looking to bring on a Finance Associate reporting directly to one of the two founders.
The ideal candidate will have experience in financial analysis, underwriting, and acquisitions, with a strong ability to assess and model real estate investment opportunities. As a Finance Associate, you will play a critical role in supporting the investment decision-making process by conducting in-depth financial analysis, market research, and due diligence for real estate acquisitions and investments.
Key Responsibilities:
Underwriting and Financial Analysis:
- Perform detailed financial analysis and underwriting of real estate investments, including cash flow modeling, sensitivity analysis, and scenario planning.
- Analyze property operating statements, rent rolls, and other relevant financial documents to assess the viability of potential investments.
- Develop pro forma financial models for potential acquisitions and provide recommendations based on investment criteria.
Market Research and Due Diligence:
- Conduct thorough market research to identify and evaluate investment opportunities, including analyzing market trends, property values, and economic indicators.
- Assist in the preparation of investment memorandums and presentation materials for internal and external stakeholders.
- Participate in the due diligence process, including site visits, property inspections, and coordination with third-party vendors and consultants.
Investment Strategy Support:
- Collaborate with senior management to develop and refine investment strategies, including identifying target markets and asset types.
- Monitor and report on the performance of existing investments, providing insights and recommendations for asset management strategies.
Transaction Support:
- Assist in the negotiation and execution of purchase agreements, financing arrangements, and other transaction-related documents.
- Coordinate with legal, tax, and compliance teams to ensure all transactions adhere to regulatory requirements and company policies.
- Maintain detailed records of all underwriting and transaction activities, ensuring accuracy and compliance with internal processes.
Portfolio Management:
- Support the management of the real estate investment portfolio by tracking and analyzing performance metrics, market conditions, and financial returns.
- Assist in the preparation of quarterly and annual reports for investors and stakeholders.
Qualifications:
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
- 2-6 years of experience in real estate finance, underwriting, or investment analysis.
- Strong financial modeling and analytical skills, with proficiency in Excel and other financial software.
- Knowledge of real estate markets, investment principles, and asset management strategies.
- Excellent written and verbal communication skills, with the ability to present complex information clearly and concisely.
- Detail-oriented, with strong organizational and time management abilities.
- Ability to work independently and as part of a team in a fast-paced, deadline-driven environment.
Preferred Qualifications:
- Experience with commercial real estate acquisitions and investment strategies.
- Familiarity with real estate valuation methods and financial metrics such as IRR, NPV, and cap rates.
- Proficiency in financial analysis software such as Argus, CoStar, or similar platforms.
