Position Overview:
We are seeking a detail-oriented and proactive Real Estate Property & Operations Manager to oversee and enhance the management and operational functions across multiple properties. This role is crucial in ensuring the smooth day-to-day operation of our facilities, effective vendor and staff management, and the seamless execution of scheduled tasks. The ideal candidate will have a strong background in both real estate property management, construction management, vendor management, and operations management, with the ability to handle diverse responsibilities and contribute to the overall success of our team.
Key Responsibilities:
1. Property Management:
- Oversee the daily operations of multiple luxury real estate properties, ensuring high standards of maintenance and tenant satisfaction.
- Coordinate with tenants, address issues promptly, and ensure all property-related inquiries are handled effectively.
- Conduct regular property inspections and implement necessary improvements.
2. Vendor Management:
- Identify, select, and manage relationships with vendors and service providers.
- Negotiate contracts, monitor performance, and ensure the delivery of quality services and products.
- Review and approve vendor invoices and manage budgetary allocations.
3. Staff Management:
- Supervise, train, and evaluate property management and operations staff.
- Develop and implement staff schedules, ensuring adequate coverage for all shifts and responsibilities.
- Foster a positive work environment and address any staff-related issues or concerns.
4. Operations / Construction Management:
- Oversee and manage daily and weekly operational tasks, ensuring timely and efficient execution of various ongoing or future tenant improvements and specialty constructions.
- Develop and implement operational procedures and guidelines to enhance efficiency and effectiveness.
- Monitor and report on key performance indicators related to property and staff performance.
5. Scheduling & Coordination:
- Create and maintain schedules for staff, vendors, and maintenance tasks.
- Coordinate with various departments to ensure smooth operations and timely completion of tasks.
6. Attention to Detail:
- Ensure meticulous attention to detail in all aspects of property and operations management.
- Maintain accurate records, reports, and documentation related to property management and operational activities.
Qualifications:
- Bachelor’s degree in Real Estate, Business Administration, Operations Management, or a related field.
- Minimum 5 years of proven experience in real estate property management and operations management.
- Knowledge of Excel and related software for time tracking, scheduling, and record keeping.
- Knowledge of purchasing, bidding, and contract management.
- Excellent organizational and multitasking skills with a keen eye for detail.
- Strong leadership abilities with experience in managing and developing teams.
- Exceptional communication and interpersonal skills.
- Ability to work independently and as part of a team in a fast-paced environment.
- Proficiency in Microsoft Office Suite.
- Must possess a valid driver’s license.
- Reliable transportation is required to travel to various locations for job duties.
