Job Summary: We are seeking a Senior Project Manager with extensive experience in multifamily construction to lead and manage large-scale residential projects. The Senior Project Manager will be responsible for overseeing all phases of construction from preconstruction through closeout, ensuring that projects are completed on time, within budget, and to the client’s satisfaction. The ideal candidate will have strong leadership skills, technical construction expertise, and a proven track record of managing multifamily projects.
Key Responsibilities:
- Project Leadership: Lead the planning, execution, and completion of multifamily construction projects. Manage all aspects of the project lifecycle, including budgeting, scheduling, quality control, and safety.
- Team Management: Oversee and direct project teams, including project engineers, superintendents, and subcontractors. Provide guidance, mentorship, and support to ensure project objectives are met.
- Budget Management: Develop and manage project budgets, ensuring all costs are accurately tracked and controlled. Work with the estimating team during the preconstruction phase to establish accurate budgets and forecasts.
- Scheduling and Coordination: Create and maintain project schedules, ensuring all milestones and deadlines are met. Coordinate with subcontractors, suppliers, and project stakeholders to ensure timely completion of project phases.
- Client Communication: Serve as the primary point of contact for clients, ensuring that all client expectations are met throughout the project. Provide regular updates on project progress, addressing any issues or changes as they arise.
- Quality Control: Ensure that all construction activities are carried out according to plans, specifications, and quality standards. Conduct regular site visits and inspections to monitor workmanship and resolve any quality issues.
- Risk Management: Identify and mitigate potential risks and challenges throughout the project lifecycle. Develop contingency plans to address any delays, cost overruns, or unforeseen issues.
- Contract Management: Manage contracts with subcontractors and suppliers. Negotiate agreements, review change orders, and ensure that all parties adhere to contractual obligations.
- Safety Oversight: Enforce the implementation of site-specific safety plans. Ensure that all team members and subcontractors adhere to OSHA standards and company safety policies. Conduct regular safety meetings and inspections.
- Problem Solving: Proactively address construction issues as they arise. Collaborate with design teams, subcontractors, and clients to resolve conflicts or discrepancies in the plans or on-site conditions.
- Project Closeout: Oversee project closeout activities, including punch lists, final inspections, and project handover to the client. Ensure all necessary documentation, such as as-built drawings and warranties, are submitted to the client.
Qualifications:
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
- Minimum of 6 years of experience as a Project Manager, with at least 2 years in a Senior Project Manager role within multifamily construction.
- Proven track record of managing large-scale multifamily residential projects from preconstruction through completion.
- Strong understanding of construction processes, methods, and building systems specific to multifamily developments.
- Proficiency in construction management software (e.g., Procore, Bluebeam) and scheduling tools (e.g., MS Project, Primavera).
- Excellent leadership, communication, and organizational skills.
- Ability to read and interpret construction drawings, specifications, and contracts.
- Strong financial acumen, with experience in budgeting, cost control, and forecasting.
- Knowledge of OSHA regulations and construction safety standards.
- Ability to manage multiple projects simultaneously and meet deadlines.
- Valid driver’s license and ability to travel to job sites as needed.
