Job Overview:
The real estate paralegal is a motivated professional excited by the opportunity to provide clients with exceptional service from mortgage origination through post-closing. The ideal candidate is self-motivated, exercises independent judgment, and is able to work with minimal oversight. Core responsibilities of the role include:
- Purchase Loan Support. The Real Estate Paralegal assists Loan Settlement Attorneys and closing consultants in reviewing all title requirements and resolving title exception issues for purchase loans. The Real Estate Paralegal works with the Purchase Loan Closing Administrator to obtain and review pre-closing packages from sellers’ attorneys and draft sellers’ closing disclosures. The Real Estate Paralegal performs post-closing review of files returned from external settlement agents and witness only closings, including communicating with settlement agents about missing documents and updating error tracking report. On occasion, the Real Estate Paralegal performs witness only closings, as needed.
- Refinance Loan Support. The Real Estate Paralegal requests and reviews releases from existing lenders for unreleased deeds of trust for all refinance closings and subordination and/or modification agreements from credit line lenders for refinance closings. The Real Estate Paralegal assists closing consultants in reviewing all title requirements and resolving title exception issues for refinance loans, including providing guidance on resolving judgement lien issues. This individual also prepares right of rescission releases for recording and coordinates re-recordings of legal documents, as necessary. The Real Estate Paralegal maintains a tracking report to verify all lien releases and subordinations have been recorded. The Real Estate Paralegal also performs a legal review of loan closing packages and prepares those packages for the closing ceremony. On occasion, the Real Estate Paralegal may perform refinance loan closings, as needed.
The ideal candidate would have the following minimum attributes and qualifications:
· Licensed Virginia Notary Public, or willingness to become licensed within first 30 days
· Prior experience working in real estate, mortgage, or title field
· Experience with Microsoft Word and Excel and Adobe Acrobat
· Strong communication skills particularly with lenders, borrowers and closing attorneys
· Time management skills with ability to organize and prioritize responsibilities
· Be a team player able to work within a small group, self-motivated, and a positive attitude
· Effective problem-solving skills, be efficient, and detail oriented
· Ability to work with little or no supervision
· Knowledge of underwriting systems is a plus
· Experience with title insurance required
· Paralegal Degree is a plus
