SCI, the leading search firm in the real estate industry, is seeking an Asset Manager/ Sr. Asset Manager to join a leading investor/developer focused on Affordable and Workforce Housing investments.
Position would be remote - covering the Southwest and Pacific Northwest as they expand their footprint. May work from home anywhere throughout Texas.
Our client is a young and growing firm, with great access to capital, so the AM/Sr. AM will have significant exposure to senior leadership and the opportunity to shape the operations and culture of the company in a significant way as it grows. Reports directly to the VP of Asset Management.
They currently have 4,500 units, in 12 states in their portfolio, and aspire to reach 10,000 units by end of 2026. They have acquired 10 properties in the last calendar year and remain ambitious, despite market conditions.
Responsibilities:
● Identify portfolio trends and propose improvements. Utilize data analysis to optimize portfolio performance.
● Work closely with 3rd party property managers to create/execute business plans, budgets, and forecasts.
● Maximize cash flow and return for portfolio
● Develop and distribute reports conveying financial performance to investors
● Establish strong relationships with key stakeholders, including housing agencies, lenders, and investors. Leverage these relationships to enhance portfolio value, as well as the company value.
● Demonstrate a strong monitoring of Key Performance Indicators (KPIs). Execute underwritten business plans.
● Manage voucher mark-ups, subsidy applications, and relationships to maximize property value. Work with construction/acquisition teams to meet timelines and resolve issues.
● Display good judgment in escalating/addressing concerns. Proactively communicate with colleagues to find solutions.
● Contribute to a strong team culture within Asset Management and the broader organization. Share ideas for process improvement, actively participate in collaborative processes with internal teams, and maintain a solutions-oriented approach in all interactions.
● Determine capex needs of the portfolio, funding sources and savings opportunities
● Reduce utility expenses where possible
● Ensure each asset is in compliance
Requirements:
- Bachelor’s Degree preferably with a concentration in Real Estate, Finance, or Business. Advanced degree a plus.
- Experience with LIHTC financed affordable housing.
- Self-motivated and hard-working.
- Strong analytical skills and quantitative skills with advanced skills in financial analysis.
- Knowledge of corporate finance, accounting, and valuation methodologies.
- Proficiency with Microsoft Office suite, with mastery in Excel.
- Highly organized, detail-oriented, motivated, and able to multi-task effectively in a deadline-driven environment.
- Excellent oral and written communication skills.
- Ability to occasionally travel to portfolio
