Position Summary:
The Senior Project Manager - Land Development supports and manages land and real estate projects from inception to completion. This role requires expertise strong project management skills, a familiarity with real estate and land development, and the ability to collaborate with various stakeholders to ensure successful project delivery. The Senior Project Manager will develop and report on comprehensive project plans, facilitate regular updates to senior management, and serve as the on-location point of contact for project related communications. This role will work closely with internal teams, external consultants, contractors, and other related parties to drive projects forward and achieve strategic objectives.
Key Roles / Responsibilities:
- Develop and report on detailed project plans, schedules, and budgets, ensuring alignment with organizational goals and objectives.
- Facilitate regular project meetings and provide updates to senior management on project status, risks, and opportunities.
- Serve as the on-location point of contact for all project-related communications with clients, contractors, consultants, and government agencies.
- Execute strategic and tactical responsibilities of land development projects in conjunction with the project management team.
- Resolve project-related issues and challenges in a timely and effective manner.
- Implement best practices and continuous improvement initiatives to enhance project delivery processes.
- Oversee the preparation and submission of development applications, including zoning changes, site plans, subdivision plats, and environmental permits.
- Ensure compliance with local, state, and federal regulations related to land development and real estate projects.
- Build and maintain strong relationships with community groups, regulatory authorities, and other key stakeholders to foster support for development projects.
- Identify potential project risks and develop mitigation strategies to minimize impact on project timelines and budgets.
Required Education, Experience, and Qualifications:
- High school diploma, or equivalent, is required.
- Bachelor’s degree in Urban Planning, Civil Engineering, Environmental Studies, Real Estate Development, or a related field is preferred, but not required.
- PMP Certification is a plus.
- A minimum of 5 years of experience in project management, preferably in the real estate or construction industry.
- Proficiency in project management software, database management, and CRM systems.
- Proven track record of successfully managing multiple land development projects concurrently.
- Strong understanding of land use planning, zoning regulations, subdivision ordinances, and environmental permitting processes.
- Ability to establish and maintain effective working relationships with internal teams, external consultants, contractors, and regulatory authorities.
- Strong analytical and problem-solving skills, with the ability to make informed decisions under pressure.
- Detail-oriented with a high level of organizational and time management skills.
- Ability to work independently and as part of a team in a fast-paced and dynamic environment.
- Excellent communication, presentation, and negotiation skills.
Working Conditions:
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift 15 pounds at times.
- Positions self to install equipment, including under desks.
- Moves throughout the building to access files.
- Must be able to comprehend and follow written and oral instructions.
- Must be able to complete tasks even with frequent interruptions.
- Must be able to use discretion and independent judgment as needed.
- Must be able to speak clearly on the phone and to fellow workers.
