Position Overview:
As the Sales & Leasing Manager at Broadview Communities, you will be the primary driver for all sales and leasing activities across our portfolio, directly responsible for achieving net occupancy gains through strategic initiatives. This role reports directly to the Director of Operations and focuses on the full spectrum of the sales and leasing process, from initial contact through closing. Your success in this role will be measured by your ability to meet or exceed set sales and leasing goals independently.
Responsibilities:
Direct Sales and Leasing Execution:
- Personally handle all aspects of the sales and leasing process, including appointment setting, conducting home tours, and following up on applications and lender processes.
- Solely responsible for meeting sales and leasing targets through effective planning and execution.
- Manage the entire lifecycle of the leasing and sales process to ensure a smooth transaction and high customer satisfaction.
Customer Engagement and Closure:
- Serve as the first point of contact for all sales and leasing inquiries, ensuring prompt and reliable communication with prospective residents.
- Build and maintain relationships with prospects throughout the leasing process, from initial inquiry to finalizing the lease or sale.
- Oversee and execute all closing activities, ensuring all paperwork is completed accurately and in compliance with regulatory requirements.
Marketing and Promotion:
- Develop and implement targeted marketing strategies to attract potential buyers and lessees.
- Ensure a robust online presence for the community, updating listings, and leveraging social media and other digital platforms to generate leads.
- Organize and conduct open house events and other promotional activities to increase property visibility and attract potential residents.
Performance Monitoring and Reporting:
- Regularly analyze market conditions and competitor actions to continuously refine sales and leasing strategies.
- Monitor and report on individual performance metrics, directly linking efforts to outcomes in sales and leasing achievements.
- Provide detailed reports on sales and leasing activity, effectiveness of marketing tactics, and customer feedback to the Director of Operations.
Qualifications:
- Bachelor's degree in Business or Marketing, or equivalent professional qualification.
- 3-5 years of hands-on experience in retail, hospitality, or property management.
- Demonstrated experience in sales and developing marketing strategies.
- Proven track record in customer service and residential sales and leasing.
- Proficiency in computer applications and relevant CRM software.
- Excellent written and verbal communication skills.
- Strong organizational and planning abilities.
- Proficiency in Microsoft Office Suite, including Word, Excel, and Outlook, with the ability to learn new software systems quickly.
- Availability to work flexible hours, including weekends, for showings and closings as required.
- Demonstrated ability to take initiative, anticipate needs, and exercise sound judgment.

Physical Requirements:
The position entails conducting regular inspections of manufactured home communities and individual units, necessitating daily walks through various properties. Proficiency in exercising sound judgement to assess risk exposure is imperative. Additionally, occasional air travel may be required. Candidates should be prepared for potential exposure to wet and/or humid conditions and occasional lifting of packages weighing up to 20 lbs.
