Facility Maintenance Contractor
Job Type: 1099 Contractor
Pay Range: $25.00 - $33.00 per hour. Note that pay is commensurate with experience level.
Schedule: On-call duties 7 days a week
Work Location: Vacation Rental Properties located throughout Myrtle Beach and North Myrtle Beach
Job Summary:
As a Facility Maintenance Contractor, you will be responsible for ensuring the proper upkeep and maintenance of a portfolio of vacation rental units within the Myrle Beach and North Myrle Beach area. Your primary goal will be to ensure that all items within the units are in good working condition, comply with safety regulations, and provide a comfortable environment for guests. You will be required to perform routine inspections, identify maintenance needs, and make repairs and improvements, as necessary. This position requires excellent problem-solving skills, attention to detail, and the ability to work independently.
Responsibilities:
- Conduct regular inspections of units to identify maintenance needs, safety hazards, and potential issues.
- Perform routine maintenance tasks such as repairing plumbing systems, electrical fixtures, HVAC systems, and other building components within the units.
- Perform repairs, renovations, and improvements and collaborate with building staff members and Kozy Getaways concierge team members on repair details and timing.
- Respond promptly to maintenance work orders and address any issues in a timely manner.
- Ensure compliance with all applicable building safety regulations and building codes.
- Maintain accurate records of maintenance activities within a work order smart phone application.
- Develop and implement preventive maintenance programs to minimize equipment breakdowns and prolong the lifespan of all items within the units.
- Monitor and maintain inventory of maintenance supplies and equipment.
- Collaborate with contractors, vendors, and suppliers to obtain competitive quotes and ensure high-quality work and materials.
- Stay updated with industry trends, best practices, and technological advancements in facility maintenance.
Qualifications:
- High school diploma or equivalent; additional certification or training in building maintenance is a plus.
- 7+ years of proven experience as a facility maintenance professional or similar role.
- High attention to detail, a proactive approach to maintenance, and a commitment to quality.
- Strong knowledge of building systems, including plumbing, electrical, HVAC, and general construction.
- Familiarity with safety regulations and building codes.
- Excellent problem-solving and troubleshooting skills.
- Ability to work independently and prioritize tasks effectively.
- Strong communication and interpersonal skills.
- Physical stamina and the ability to perform manual labor as required.
- Valid driver's license and reliable transportation.
