Only apply if you have at least 10 + years of experience. This is an On-site role for an 800 Unit Building on the East Side.
The General Manager/Property Manager is responsible for performing all administrative and operational tasks associated with the building.
Collection of monthly maintenance
Work with landlord tenant attorneys to send mandatory letters to shareholders in arrears in order to commence legal action if necessary
Approving proposals for work and invoices for vendors
Day to day follow up with residents and vendors on various matters
Compose memos for the building for important announcements and anything that will impact residents and regular operations of the building
Update Shareholders on major projects and events ongoing in the building
Enforce Proprietary Lease and House Rules
Requests for insurance certificates for all outside parties delivering or doing work in the building and apartments.
Ensure insurance requirements for building contractors meet limits and that contractors are BCS approved.
Must have full knowledge of all NYC local laws (i.e. 11, 87, 84 etc.) and DOB, HPD, ECB and other city agencies to ensure that the building is always in compliance and operating safely.
Work with accountants and tax certiorari attorneys on annual audit and DOF tax appeal filing
Work with insurance companies for the Coop and Shareholders to assist in processing insurance claims
Work with necessary parties to clear building violations
Complete DOB filings for annual elevator, bed bugs, lead paint/window guard forms and others as required.
Interview, hire, train and manage staff with Resident Manager
Hosting staff meetings to review policies, responsibilities and hear staff feedback
Ensuring staff completes annual sexual harassment training
Interfacing with Staff and 32BJ Union and RAB for performance and conduct issues, suspensions, and termination
Track and enforce sick day limits for all staff; use disciplinary action if abused
Attend grievance hearings with 32BJ and RAB on staff disputes with Management
Assist in creating annual and capital budgets
