Position Overview
The Commercial Superintendent (Overnight Shift) will manage and supervise tenant improvement and renovation projects during overnight hours, ensuring that all work is completed on schedule, within budget, and to the highest quality standards. This role is critical for minimizing disruption to day-to-day operations at active commercial sites.
Key Responsibilities
- Supervise and manage the entire construction process for tenant improvement and renovation projects during overnight shifts.
- Oversee the work of subcontractors and ensure compliance with project specifications and quality standards.
- Coordinate project activities to minimize impact on tenants and daily business operations.
- Ensure that all work is completed safely and in accordance with OSHA standards, company safety policies, and local building codes.
- Review construction drawings, specifications, and submittals to ensure accuracy and adherence to design.
- Maintain project schedules and monitor progress to ensure timely completion.
- Conduct nightly site inspections to ensure work quality and address any field issues or adjustments.
- Collaborate closely with project managers, owners, and clients to provide updates and ensure project goals are met.
- Prepare daily reports documenting progress, potential delays, and any on-site issues.
- Manage site logistics, including material deliveries, equipment, and workforce coordination.
Qualifications
- 5+ years of experience as a Superintendent on tenant improvement and renovation projects, preferably in commercial environments.
- Strong understanding of renovation challenges and TI work in occupied spaces.
- Ability to manage multiple subcontractors, trades, and personnel efficiently.
- Proven ability to manage projects on accelerated schedules, particularly during overnight shifts.
- Excellent communication skills with the ability to interact effectively with owners, clients, and the project team.
- Proficient in reading and interpreting construction drawings, blueprints, and technical specifications.
- Familiarity with construction scheduling software (e.g., Procore, Microsoft Project, or similar).
- OSHA 30 certification or equivalent safety training preferred.
- Strong problem-solving skills and ability to work under tight timelines.
Preferred Qualifications
- Experience in retail, office, or healthcare facility renovations.
- Familiarity with local building codes, ADA requirements, and safety regulations.
- Leadership in managing fast-paced renovation projects in occupied spaces.

- Overnight Shift: Hours typically range from 9:00 PM to 6:00 AM, but flexibility is required based on project needs.
