EXECUTIVE SUMMARY:
Green Circle Projects is seeking a highly motivated Student Housing Asset Manager to oversee two student housing assets in Bowling Green, Kentucky and Omaha, Nebraska. This individual will work closely with ownership to develop and implement strategies to position the properties competitively in their respective markets, optimize their financial performance, and ultimately prepare them for a sale. This role requires a strong communicator with a blend of financial acumen, strategic planning, and hands-on asset management skills to ensure the properties meet or exceed their financial and operational goals.
LOCATION:
This role will be on-property in one of the markets, Omaha or Bowling Green, with a 50% travel component to the second property.
COMPENSATION:
Salary: $120,000 + annual variable + larger asset sale bonus
As with any team member and any new hire, advancement and pay is based on merit of work, productivity, leadership, and value generation for the company.
PAID TIME OFF: 3 weeks paid annually
INSURANCE: 50% of team member Medical is covered by GCP. A voluntary Dental and Vision Plan is available. Can exchange regular pay for additional medical benefits on a pre-tax basis.
401k: The company has a 401k, details to be provided.
TECHNOLOGY AGREEMENT: You will be provided with the proper equipment to accomplish your tasks, including laptop computer and monitor. All provided equipment is the property of Green Circle Projects or affiliated companies. Personal equipment is expected to be put to use where applicable, especially if working remotely, on flex time, or from home.
START DATE: September 1, 2024
CONTRACT PERIOD: We will require a minimum 1-year commitment period for the compensation package detailed herein.
JOB CONDITIONS:
Position experiences interruptions, need for frequent shifting priorities, and deadlines. Requires site visits and use of own vehicle. Must provide proof of valid driver’s license and vehicle liability insurance. Requires attendance at periodic evening and weekend events and meetings. While the company does encourage a flexible work environment that accommodates for work life balance and optimal productive work environment, the nature of the Student Housing Asset Manager position necessitates a consistent proximity to the properties.
Intellectual Property Agreement – All assets, drawings, files, drafts, design files, and work product produced as part of Green Circle Project’s employment are the property of Green Circle Projects and will be kept in the appropriate file location at ALL TIMES.
A strict non-disclosure and privacy agreement will be signed upon hiring.
Reports Directly to – Brayden Harris, Director of Investment and Planning
SPECIFIC JOB SKILLS:
· Ability to analyze, evaluate and act on specific student housing-based topics and metrics, reach sound conclusions and take appropriate action.
· Proficiency in financial analysis and budgeting with competencies around real estate finance, including capital markets, or valuations preferred.
· Possess good verbal, written and interpersonal communication skills, as well as strong computer skills. Experience with Entrata property management software is preferred.
· Ability to travel between project sites on a bi-weekly basis.
· Ability to work independently, as well as with in-person teams and remote ownership.
EDUCATION AND/OR EXPERIENCE:
· Bachelor’s degree in business, finance, or a related field.
· A minimum of 3 years’ experience in commercial real estate investment, operations, valuation, finance or consulting, with student housing experience highly preferred.
· Proven track record of improving asset performance and achieving financial goals.
THE STUDENT HOUSING ASSET MANAGER WILL:
· Monitor and optimize the financial performance of the student housing properties, including budget preparation, financial reporting, and variance analysis.
· Review periodic property management reporting, participate in all on-site operational meetings, and provide regular asset management reporting to ownership on the properties’ performance, including leasing, financial metrics, and operational issues.
· Hold property team members accountable for implementation, updates, and adherence to the properties’ budgets.
· Support all applicable real estate financing processes including monitoring the properties’ servicing, debt covenants, and assisting in any (re)capitalization efforts.
· Aid ownership in the implementation and execution of a plan to reposition, stabilize, and sell both properties.
· Develop and implement short and long-term strategies and capital improvement plans to enhance value and ensure the properties remain competitive in their respective markets.
· Actively monitor market conditions and adjust rental rates based on market analysis.
· Consistently walk the properties, ensuring all repairs and maintenance are completed timely, cost-effectively, and reflect our culture of continuous improvement.
· Oversee all recurring and ad hoc compliance issues for the properties ensuring the properties comply with federal, state, local, and university regulations or guidelines.
· Develop, maintain, and continuously improve upon standardized analysis documents and worksheets.
· Organize and maintain all applicable investor records and permanent documents.
· Have a general awareness and obsession with things being out of place, broken, or messy.
· Perform all other duties as assigned.
