SUMMARY OF JOB PURPOSE:
The DBI team specializes in the evaluation of damaged structures. DBI’s construction experts provide independent recommendations and analysis to clients in the insurance and legal industry. The Project Manager is responsible for ensuring the timely and costly completion of building consulting projects by overseeing all phases. This entails working with a variety of stakeholders to schedule and plan work, coordinate equipment and materials, operate within budget, and monitor overall progress. The incumbent will accurately evaluate damaged structures and compile a scope of repair, as well as cost projections. Effectively work with a team of highly motivated individuals and balance the meetings, negotiations, and reporting with unique, hands-on field work.
PRIMARY JOB RESPONSIBILITIES:
- Create budgets and estimates.
- Gather data required in preparing lump sum, unit rate, and cost-plus detailed estimates.
- Responsible for conceptual estimating, cost analysis, and estimate coordination.
- Organize and manage project teams and team assignments.
- Build effective relationships and coordinate team members, third party consultants, as well as clients.
- Manage project timelines and schedules.
- Resolution of complex technical issues as they arise. Identify risk exposures and their order of magnitude.
- Effectively track job time and expense costs and time completion commitments.
- Oversee the implementation of the department standards for deliverables, formats and budget tracking tools.
- Actively participate in reallocation of resources as needed to assure customer satisfaction.
- Develop project estimates, bids, and/or proposals on a timely and efficient basis.
- Ensure the flow of project information is maintained and documented.
- Review and/or manage the review, as well as approval of all team deliverables.
- Submit quotes and perform follow-up.
- Negotiate and finalize the scope and terms of the project.
- Interact with the client giving status reports and developing a trusting professional relationship.
- Suggest new ideas for improved workflow and customer satisfaction.

REQUIRED QUALIFICATIONS
- A Bachelor’s degree in Engineering, Architecture, Construction Project Management or related field from an accredited university is required.
- Four (4) to Six (6) years of experience in project management within construction.
- Willingness to travel and is not afraid of heights.
- Comfortable working in a fast-paced office setting, as well as in the field.
- Motivated, detail oriented, and ready to take on challenges.
- Must be comfortable delegating and have strong leadership skills.
- Passion for and understanding of construction, as well as construction principles.
- Possess a valid driver’s license and a satisfactory driving record.
- Strong verbal and written communication skills, interpersonal and customer service skills.
- Ability to effectively collaborate with internal and external resources.
- Proficient in the use of Microsoft Office suite software, especially Excel.
- Experience working with Xactimate, Bluebeam Revu, and construction scheduling programs such as Primavera or MS Projects preferred.
- Ability to observe issues and suggest innovative solutions.

- Proven organizational skills with exemplary time management, and ability to manage multiple priorities, execute tasks, as well as meet deadlines.

WORKING CONDITIONS:
Frequently requires work to be performed at the site of the property damage or loss, including locations where disasters or catastrophes have occurred; may require evening, overnight, and weekend travel and work; incumbent may be subject to outside weather and environmental conditions, including, but not limited to, extreme heat, cold, and precipitation; incumbent may be exposed to inside environmental conditions, including, but not limited to noise, vibrations, proximity to moving mechanical parts, electrical current, heights, chemicals, fumes, odors, dusts, mists, gases, or poor ventilation.
The incumbent may be required to work in close quarters, crawl spaces, small enclosed rooms, narrow aisles, passageways, or other enclosed areas, requiring physical agility and resistance to claustrophobia. The incumbent may be required to work in high areas such as roofs or scaffolding, requiring physical agility, balance, and resistance to acrophobia.
PHYSICAL ACTIVITIES AND REQUIREMENTS:
In addition to the working conditions and associated physical activities and requirements above, the incumbent may be required to climb, balance, stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, finger, grasp, or feel, especially in the course of investigating and assessing property damage; these requirements may include the need to lift weights of up to 50 pounds, including a ladder.
The work requires close visual acuity, with or without correction, to prepare reports containing words, symbols, and numerical figures; the incumbent is required to view a computer terminal, use a keyboard, read printed documents, make detailed visual inspections, perceive color, perceive depth, and have a sufficient field of vision to carry out all inspection and related duties.
Willingness to travel on average of +/-30% of the workweek to accommodate meetings, as well as attend other work-related activities that may be scheduled outside of normal daytime business hours.
