Just Construction Recruitment are recruiting for a Senior Electrical Project Manager in the Special Projects Division, on behalf of my client, one of the most successful and ever growing open-shop electrical contracting companies in Texas. My client has expertise with projects in virtually every field of electrical construction – design/build services, industrial and commercial developments as well as government and institutional projects.
Job Details:
We are looking for someone experienced in commercial electrical construction to be a Senior PM on all Special Projects. You will lead project management efforts, and also be responsible for delegating to other team members. In any structure, this individual will ultimately be responsible for all financial reporting on a project as well as tracking and projecting of all labor, material, job expenses, and changes. The successful candidate will also oversee monthly financial projections and will directly or indirectly manage the creation of job specific schedule of values which maintains positive cash flow, and will create, submit, and manage all submittals throughout the entire project. This position requires the successful candidate to possess strong organizational, negotiation, financial, and communication skills.
Responsibilities:
- Effectively lead SPG project management staff in the day-to-day administration/project management of all projects.
- Responsible for all project financials, tracking and projection of all labor, material, job expenses, and changes for each project.
- Actively assist each project team with all miscellaneous issues as necessary to maintain a high level of customer service for all customers. (Material, information, special items, constructability, etc.)
- Assist General Superintendent in production tracking and analysis.
- Effective partnership with jobsite Foreman/Tech
- Creates a positive teamwork environment for all employees associated with our projects including General Contractors, Owners, Architects, Engineers, Subcontractors and Vendors.
- Mentors and trains up and coming project managers and assists them in accomplishing their goals and career objectives for future advancement within the firm.
- Understands that the position requires you to look after the company’s best interest financially, diplomatically, and as aggressively as required to maximize profits and protect those interests.
- Maintains a positive attitude and composure at all times, even in adversarial conditions.
- Maintains and organizes job specific meetings bringing accountability to hours/cost and ensuring all open items discussed gets logged and closed in a timely manner on each project.
- Creates buyout schedules ensuring material are procured timely and delivered to the job sites based on GC scheduling.
- Assist in constructability plans, shutdown planning, and prefab plans to ensure a well-executed plan prior to the commencement of work.
- Following through with all meetings throughout the duration of the job (Hand-off, Kick-off, Layout review meeting, L10 meetings, 50% meetings, and closeout meetings).
- Assist with review of estimates and proposals ensuring that projects are priced per the contract documents to maximize margins as the market will bear.
- Generate margin through increased efficiencies, strategic buyout, and hours/cost accountability.
- Ensure that AR levels are maintained at or below company standards.
- Be a leader that supports the group and leads by example.
- Lead by example always and ensure that all company and client safety requirements and practices are consistently followed by the group.
Responsibilities (2):
- Manage schedules to ensure that projects stay on track, sending GC notices of scheduling deficiencies.
- As the manager being responsible for all aspects of leading the job to a successful completion, following up on tasks normally completed by others and if not done stepping in to assist in getting the task done
- Create and maintain a complete project budget using layout drawings.
- Monthly financial projections for each project.
- Create a project specific schedule of values that will maintain positive cash flow
- Monthly progress billing for each project assigned.
- Create, submit, and manage all submittals throughout the entire project.
- Maintain all submittal, drawing, correspondence, and change logs.
- Submit, review for added cost, file, and log all RFI’s
- Price, budget, track, sell, and collect all proposed changes.
- Purchase all materials per SOP
- Prepare, organize, and manage material buyouts ensuring buyouts are made in a timely manner and negotiated to maximize contingency dollars.
- Schedule and track all material releases. Coordinate with a Superintendent as needed.
- Track major deliveries to jobsites.
- Set up all cost codes and production tracking, communicating with Superintendent and Foreman.
- Maintain and organize all information to be obtainable by the Foreman through CMiC.
- Updating plans with RFIs, Addendums, ASI, CPR, pertinent email conversations, etc.
- Weekly jobsite visits and attend all jobsite meetings as required.
- Prepare all outgoing correspondence as needed.
- Organize and submit job closeout documentation. (As-builts, O&M’s)
- Possess estimating, pre-construction, and design-build experience
- Ability to manage and assemble an efficient project staff for multiple projects with Project Managers, Project Engineers, CAD/BIM and Administrative Assistants.
- Meets and exceeds all requirements for the Project Managers position
Requirements:
- Minimum of 7 years of experience in a Project Manager role
- Proven people management, process management, and performance management skills
- Knowledge of financial software, accounting practices, change order pricing, and billings
- Excellent time management skills and ability to multi-task and prioritize work
- Attention to detail and problem solving skills
- Excellent written and verbal communication skills
- Strong budget tracking, labor tracking, and scheduling skills
- Proficiency in information analyzation and budget setup
- Strong scheduling skills and vision
About You:
Proven ability to manage and grow a small team and assist to grow the work to support the team. Work with the estimating team to put out appropriate bids and assist with markups. 7+ Years of experience as an electrical PM.
Salary: $120K-$160K
This role is for my clients special projects division which typically is going to cover projects in the 100K to 1.5M range, currently this group is doing about 4 million annually.
