ESSENTIAL DUTIES AND RESPONSIBILITES
Project Management
• Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual projects including planning, design, construction, occupancy, and closeout.
• Interfaces directly with clients to define project requirements.
• Develop and improve upon assigned client relationships fostering a “trusted advisor” status.
• Implements project documentation governance aligned with Directline and client requirements.
• Ensures project data integrity and documentation is accurate, timely and coordinated.
• Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
• Manage Quality Assurance/Quality Control (QA/QC) program initiatives.
• Drive enforcement of safety protocols by the project staff.
• Attend project Owner/Architect/Contractor team meetings during the Construction Phase
• Prepare monthly project forecasts, cost reports, and construction billing forecasts.
• Review and monitor all design and construction phase documents for conformance with the budget, schedule, and customer expectations.
Vendor Management
• Prepare and manage RFP and RFI process. This including instructions, coordination, and reviewing of bids for conformance, qualifications, and financial factors.
• Negotiate and prepare subcontracts, contract purchase orders, agreement change orders, and change order requests.
• Confer with the Sub-contractor to provide input for the pre-bid and master construction schedule.
• Prepare subcontractor pre-award checklist.
• Review the subcontract pre-billing worksheet (schedule of values) and monthly progress payment request and monitor payment receipts and disbursements.
• Monitor the financial responsibility and past performance of subcontractors prior to award of any subcontract.
QUALIFICATIONS
• Bachelor's Degree plus a minimum of ten years related experience or an equivalent combination of education, training, and/or experience.
• RCDD preferred
• Project Management Professional certification preferred.
• OSHA30 certification preferred.
• Experience managing multi trade construction operations; this includes but is not limited to, structured cabling, fire life safety systems, security, electrical, HVAC, and plumbing.
• Ability to read, understand and interpret contract documents, drawings, specifications, and scopes of work.
• High level of proficiency with software used in the construction industry. This includes but is not limited to Microsoft Office suite-general, MS Project, P6, Blu-beam, and CADD
• Exceptional project management and organization skills
• Strong communication and teamwork skills both with written and spoken words.
