Surlamer Investments is a private investment management firm based in Newport Beach, which owns a diverse portfolio of residential and commercial properties and is seeking an exceptional Real Estate Operations Specialist to oversee the performance of a group of properties within their portfolio.
We are looking for a proactive Real Estate Operations Specialist to assist with property management and support vendor and staff coordination. This role is essential for ensuring daily operations run smoothly, addressing tenant concerns, and managing various projects. The ideal candidate will have foundational experience in property management, staff support, and operational tasks, with the ability to handle multiple responsibilities and contribute to the team’s success.
Key Responsibilities:
- Assist with the daily operations of multiple properties by ensuring proper maintenance and adherence to management requirements. Track repairs, inspections, and address tenant issues in a timely manner. Conduct regular property inspections and provide detailed reports on project status, with an emphasis on schedules, costs, and quality.
- Help build and maintain strong relationships with vendors. Monitor development contracts and vendor performance to ensure high-quality service delivery. Support budget management and the approval of vendor invoices.
- Aid in supervising and training property management and operations staff. Assist with scheduling and contribute to creating a positive work environment. Help address and resolve any staff-related issues.
- Support various operational tasks and assist with tenant improvements and construction projects. Help implement procedures to enhance efficiency and ensure that projects are completed on time.
- Assist in developing and managing schedules for staff, vendors, and maintenance tasks. Collaborate with different departments to ensure smooth operations and timely completion of responsibilities.
- Maintain accurate records, reports, and documentation. Ensure meticulous attention to detail in all property management and operational tasks.
Qualifications:
- Education: Bachelor’s degree in Real Estate, Business Administration, or related field.
- Experience: 3+ years in real estate property management and operations.
- Skills: Proficient in Excel and Microsoft Office; familiar with purchasing, bidding, and contract management.
- Vendor Management: Experience with vendor relationships and cost-effective contracts.
- Abilities: Strong organizational skills, multitasking, attention to detail, and communication.
- Work Style: Independent and collaborative in a fast-paced environment.
- License: Valid driver’s license and reliable transportation.
