Adecco has partnered with our long standing client of 18 years in the hire of a Commercial Assistant Property Manager supporting Commercial Office and Mixed Use Assets. This role reports into and works with the Director of Property Management across multiple locations in DMV.
Title: Commercial Assistant Property Manager
Location: Washington DC (District of Columbia, onsite).
Travel - Weekly travel to DC MD and VA to visit properties. Reliable transportation required. Mileage reimbursement is allocated.
Compensation: $80,000.00
The ideal candidate must have a minimum of 5+ years of experience working in commercial assets:- Comfortable running points on various construction projects and have very good financial knowledge on properties (budgets, variances, reforecast, accruals, monthly/qtrly financials, reconciliations, AR etc)
Responsibilities include:
• Establishing and maintaining positive relationships with tenants, vendors, and contractors
• Preparing financial reports including monthly and quarterly management reports
• Collecting and entering tenant and vendor certificate of insurance in PM tracking system
• Oversight of vendor service contracts
• Ensuring vendor service contracts and vendor certificate of insurance (COI) are current
• Oversight and direct management of tenant and vendor work order system for assigned portfolio
• Maintaining key meeting notes/agendas/reports
• Tracking tenant improvement allowance (TIA) requests, to include collection of required documents, drafting check requests and submitting TIA request for approvals
• Tracking of construction documents
• Managing properties within the portfolio and taking part in daily building inspections
• Bidding of maintenance and service contracts
• Presenting portfolio updates to executive leadership and clients as requested
• Oversight of tenant move ins and move outs
• Assisting in the annual operating and capital budgets
• Manage minor construction projects such as small tenant build outs
Position requirements:
• 5+ years’ experience in commercial property management. CPM, RPA or other Property Management designation a plus
• Bachelor’s degree preferred but not required
• Experience with one or more major commercial property management systems including Yardi, MRI and Building Engines.
• Functional understanding of property accounting with experience in classifying property expenses
• Proficiency with Microsoft Excel
