A leading commercial developer in New York is hiring a Controller. This position is responsible for their financial reporting and fiscal operating results of the company’s Buffalo, NY operations. The right candidate will be a businessperson capable of wearing multiple hats, as necessary. This may include day-to-day operations, technology upgrades, vendor relations, tenants issues, etc. This position will also be responsible for analyzing new business opportunities as they arise.
Job Functions:
- Responsibilities include financial reporting, bank relationship oversight, budgeting, forecasting, annual strategic planning, oversight of leasing functions of the company and other business initiatives which relate to the financial and strategic positioning of the company.
- Financial Strategy: Assist in developing and executing the company's financial strategy, offering valuable insights to support decision-making processes. Maintain the integrity of the company’s accounting and financial reporting systems; prepare, interpret, and present all financial plans, policies, and reports for the CEO and other selected management.
- Budgeting and Forecasting: Assist withbudgeting and forecasting, ensuring precise financial planning and resource allocation. This includes pricing and updating leases.
- Financial Reporting: Prepare and present financial reports to the CEO, emphasizing key financial metrics and trends within their portfolio.
- Risk Management: Identify financial risks and implement strategies to mitigate them.
- Capital Management: Weigh in oncapital allocation and investment decisions, optimizing ROI on real estate projects.
- Financial Compliance: Ensure compliance with local, State and Federal financial regulations, accounting standards, and tax requirements.
- Investor Relations: Maintain strong relationships with investors and stakeholders, offering transparency and regular updates on financial performance.
- Mergers and Acquisitions: Assist in evaluating potential acquisitions and partnerships, conducting financial due diligence to support growth opportunities.
- Cost Optimization: Identify opportunities to enhance cost efficiency across the organization without compromising quality or compliance.
- Portfolio Analysis: Assess the financial performance of the Company’s real estate portfolio, recommending strategic actions to optimize returns.
Qualifications:
- Bachelor’s degree in finance, accounting, or a related field. MBA a plus.
- CPA Certification is not required, but is a plus.
- Demonstrated experience as a Controller within the real estate sector – preferably commercial development.
- Strong financial analysis, modeling, and forecasting skills.
- Expert Excel skills.
- Significant knowledge of real estate finance, commercial real estate trends, and opportunities, banking relationships, and overall lending knowledge.
- Exceptional communication and interpersonal skills; written and oral.
- Ability to use analytical skills to make sound decisions and drive results.
- General proficiency in financial software and other technology tools.
- Strong work ethic. Must do the right thing, even when no one is looking – no exceptions!
- An ability to see and react to problems before they exist.
